Aditya Birla Group's realty arm scouts Gachibowli for its next city entry.

The move would mark the developer's debut in Telangana's capital, adding it to a growing list of listed and branded developers competing for land in the city's western IT corridor.
The potential Hyderabad move fits a broader pattern of aggressive city-by-city expansion the company has followed over the past two years. Birla Estates, a wholly owned subsidiary of Aditya Birla Real Estate (formerly Century Textiles and Industries), announced sales of homes worth approximately Rs 3,000 crore through its luxury residential project – Birla Arika in Gurugram. The company also launched the third phase of Birla Trimaya in Bengaluru and was in pre-launch phases for Birla Evara in Bengaluru, Birla Punya in Pune and Birla Navya in NCR in the same period, showing how quickly it moves from land acquisition to launch once it enters a new market.
The developer's Pune entry is a useful template for how a Hyderabad launch could unfold. Birla Punya, located in Central Pune (Sangamwadi), marks the company's first foray into the city's residential real estate sector, spanning 5.76 acres and offering 1.6 million sq. ft. of saleable area, featuring 1,000 exclusive flats. The project carries an estimated revenue potential of approximately Rs 2,700 crore. A similar land-first, single-flagship-project approach is expected if Hyderabad plans materialise.
Momentum across existing markets has been strong. Aditya Birla Real Estate's Birla Pravaah project in Gurugram sold all 492 units within 24 hours of launch, generating over ₹1,800 crore in revenue, with the project featuring 70% open space and over 30 amenities catering to the demand for premium residential properties in the region. Earlier, Phase 1 of Birla Arika in Gurugram sold 300 homes, generating ₹3,100 crores in revenue.
The company has also been vocal about its scale ambitions. Recent reporting notes that Birla Estates aims for a top-3 spot in its core markets, backed by a pipeline worth roughly Rs 45,000 crore, with the group looking to scale up its commercial portfolio through partnerships alongside residential growth. Quarterly numbers back the momentum: Aditya Birla Real Estate Ltd. reported a 31% year-on-year increase in its collections for the quarter, reaching Rs 713 crore, and is preparing for new residential launches with a gross development value of Rs 9,500 crore during the current fiscal year. This project pipeline is spread across key real estate hubs including Mumbai, the National Capital Region (NCR), Bengaluru, and Pune. Hyderabad is not yet named in that confirmed pipeline, underlining that any launch here is still at an early, exploratory stage.
Why would Gachibowli be a natural first move? The locality sits at the heart of Hyderabad's IT and financial corridor, within easy reach of HITEC City and the Financial District, and is already one of the city's most tracked residential micro-markets among institutional developers. It is a similar profile to the IT-adjacent, high-density corridors — Sarjapur Road in Bengaluru, Sector 71 in Gurugram — where Birla Estates has historically chosen to enter new cities.
For now, homebuyers in Hyderabad should treat the Gachibowli plan as an early-stage development rather than a confirmed launch. No RERA registration, land parcel, or project name has been finalised or announced by the company. Buyers interested in a Birla Estates home in Hyderabad are advised to wait for an official announcement, land acquisition filing, or RERA registration before making any financial commitment, while tracking the company's exchange filings and press releases for confirmation.
