Rs 8,136 crore in bookings, eight launches, four regions, one growth story.
Enquire NowBirla Estates, the real estate arm of Aditya Birla Real Estate Limited (ABREL), closed FY2026 with a booking value of Rs 8,136 crore, extending the momentum it built a year earlier. In FY2025, the company had clocked its highest-ever booking value of Rs 8,000 crore, a milestone that more than doubled its FY24 numbers. Sustaining that scale of business in the following year, rather than just repeating a one-off spike, is what makes FY26 notable for homebuyers tracking the developer's credibility and delivery pipeline.
While the headline booking number grew only modestly year-on-year, the more telling number for buyers is collections, which rose sharply. Collections increased by 23.5 per cent year-on-year, supported by eight launches across four regions. Higher collections generally indicate that existing buyers are paying installments on schedule, which is a healthier signal of project execution than fresh bookings alone. Performance was led by strong traction in NCR, followed by Bengaluru and MMR, driven by demand for premium, integrated residential developments.
Gurugram anchored the NCR performance. Birla Arika (Phase 2) in Gurugram's Sector 31 achieved bookings exceeding ₹1,600 crore, with nearly 97 per cent of the residences open for sales getting sold within a month of launch. Its sister project fared even better on speed: Birla Pravaah in Gurugram achieved bookings of around Rs 1,851 crore, with all 492 units sold within 24 hours. These two Gurugram launches alone accounted for a significant share of the year's total bookings, underscoring how concentrated demand has become for well-located, branded premium housing in the region.
Bengaluru was the second major growth engine. Bengaluru also witnessed strong traction, supported by the launch of Phase 4 of Birla Trimaya, which generated bookings of approximately Rs 649 crore, while Birla Evara, a premium project in Sarjapur, recorded booking values of over Rs 1,044 crore. Birla Evara itself is a large township on Sarjapur Road offering 1, 2, 3 and 4 BHK apartments across 13 towers, and its strong absorption reflects continuing end-user appetite in East Bangalore's IT corridor.
Pune and MMR added further diversification to the FY26 numbers. Pune emerged as a high-growth market driven by strong absorption in new launches of Birla Evam and Birla Punya, while in MMR, Birla Estates announced its entry into the redevelopment market with its first project in Khar West, with an estimated revenue potential of ₹1,700 crore, and also launched Birla Taranya in Thane, which recorded a booking value of approximately ₹952 crore, with around 627 units sold, followed by a foray into the plotted development segment with the launch of Birla Mrida in Boisar. This spread across product types, apartments, redevelopment and plotted development, signals the company is deliberately diversifying beyond high-rise apartments alone.
Commenting on the year, the company's leadership framed FY26 as evidence of a disciplined strategy rather than a one-time surge. KT Jithendran, MD & CEO, Birla Estates, said, "FY2026 reflects the strength of our growth strategy, anchored in thoughtfully-designed development and disciplined capital allocation. Our performance has been driven by strong demand for differentiated, premium offerings, particularly in NCR and Bengaluru." The company has also indicated it intends to keep expanding its footprint. "As we look ahead, we remain focused on deepening our presence in key markets, accelerating launches, and delivering high-quality living experiences," the CEO added.
For homebuyers, the FY25-to-FY26 trend is useful context when evaluating a Birla Estates project. Rapid sellouts at Birla Pravaah and Birla Arika Phase 2 suggest genuine end-user pull rather than inventory overhang, while rising collections point to funds actually flowing into construction. At the same time, buyers evaluating newer entries like Birla Mrida in Boisar or the Khar West redevelopment should factor in that these are early-stage launches, where RERA registration, approvals and construction timelines need closer scrutiny before booking.
