Both passenger and cargo services began together, adding another air gateway to the Mumbai Metropolitan Region and easing load on the city's main airport. International flights are expected to add around 35 flights daily, starting with short Gulf routes. Pushpak Nagar is moving fastest right now—about 7.4% a year—and offers some of the smallest entry tickets right next to the airport. Panvel is up about 30% over five years, now around ₹13,800 per sq ft. Ulwe climbed from about ₹12,300 per sq ft in 2021 to around ₹14,500 today, roughly 18% over five years.
But the broader context is crucial. While average prices in Navi Mumbai climbed steadily by about 27% over five years, airport-proximate pockets such as Ulwe and Panvel have shown even sharper growth as a direct result of their position within NMIA's immediate catchment. The airport is expected to directly create around 4 lakh jobs, with housing demand rising from airport staff, ancillary industries, and professionals relocating for work.
The Atal Setu sea bridge and Navi Mumbai Metro Line 1 have strengthened links between Navi Mumbai's corridors and the Island City. Among these areas, Ulwe and Panvel are leading growth through investor interest and job creation around the airport. The coastal road is under active construction, roughly 60% complete as of mid-2026.
For buyers, the message is clear: the airport effect is real, but the window for pre-hype entry is narrowing. The shift from "coming soon" to "happening now" marks a transition point in the market. Smart investors will focus on tangible connectivity projects—metro extensions, coastal road completion, rail links—rather than assume all airport-adjacent land will appreciate equally.
