Premium homes on Thane-Belapur Road, minutes from Airoli's IT parks.
Enquire NowNavi Mumbai has moved from being Mumbai's planned satellite to a self-sufficient real estate destination in its own right. The market's transformation is anchored in infrastructure that has gone from promise to reality. The Navi Mumbai International Airport at Ulwe was inaugurated in October 2025 and has been running domestic flights since December 2025, with international operations following. At the same time, the Atal Setu (Mumbai Trans Harbour Link) and Navi Mumbai Metro Line 1 are already operational, cutting commute times to South Mumbai and connecting the city's 14 planned nodes.
According to Square Yards data, Navi Mumbai's real estate market shows strong activity, with 29,157 transactions recorded between May 2025 and April 2026, totaling ₹20,539 Cr. This transaction volume, spread across established nodes like Vashi and Airoli as well as emerging corridors like Ulwe and Taloja, points to a market driven by genuine end-user and investor demand rather than speculation.
Pricing reflects this two-speed growth story. Vashi commands the highest average rate at ₹32,140 per sq ft, up 13.61% year-on-year, while Airoli follows at ₹22,716 per sq ft. Meanwhile, growth in the emerging corridors has run between 8% and 15% year-on-year, backed by real, operating infrastructure rather than speculation, giving the newer nodes room to catch up with established Mumbai suburbs.
For Birla Estates, entering this market through Airoli positions the brand at the intersection of established IT-driven demand and Navi Mumbai's next growth phase, right along the Thane-Belapur corridor that links Mumbai, Thane, and Navi Mumbai.
Prices in Navi Mumbai vary sharply by node, shaped by connectivity, IT presence, and stage of infrastructure delivery. Established areas near the harbour line and metro command a premium, while nodes near the new airport are catching up fast.

Navi Mumbai's infrastructure story has shifted from future promise to present reality. The Atal Setu (Mumbai Trans Harbour Link) has already reduced travel time between Navi Mumbai and South Mumbai, while the Navi Mumbai International Airport was inaugurated in October 2025 and has been operating domestic flights since 25 December 2025, with international operations scheduled from 15 July 2026. Major thoroughfares including NH-48, NH-348 and NH-548 connect the city to Mumbai, Thane and Kalyan, while the Harbour Line rail network serves Kharghar, CBD Belapur, Panvel and Vashi.
On the transit front, Navi Mumbai Metro Line 1 runs 11.1 kilometres from CBD Belapur to Pendhar with 11 stations, and an airport extension linking Pendhar to NMIA is under development. A newly approved 35 km Metro Line 8 corridor will further connect CSMIA and NMIA, passing through Vashi, Nerul, Seawoods and Kharghar and strengthening transit-oriented development across these nodes. Together, these projects are reshaping Navi Mumbai into a self-contained urban region less dependent on Mumbai city for jobs, schools and daily commute.
