Khopoli rides the airport and expressway wave into Mumbai's next big growth corridor.

Real estate market reports show that the region has experienced strong price appreciation over the past few years due to infrastructure upgrades and increased investor interest, with developments such as the Navi Mumbai International Airport, Mumbai Trans Harbour Link, and the Mumbai-Pune Expressway Missing Link Project expected to significantly improve regional connectivity and drive real estate demand.
The most talked-about update this year is the Mumbai-Pune Expressway 'Missing Link'. Inaugurated on 1 May 2026 by Maharashtra Chief Minister Devendra Fadnavis, it is a 13.3 km eight-lane greenfield bypass that eliminates the most dangerous and congested section of the Yashwantrao Chavan Expressway, running through the Sahyadri range between Khopoli and Kusgaon via twin tunnels and India's tallest road cable-stayed bridge. The bypass reduces the total distance by 6 km and travel time by 30 minutes, and was built with an investment of roughly ₹7,181 crore. For a town that sits right at the entry point of this corridor, faster and safer access to both Mumbai and Pune is a direct upgrade to daily life and long-term land value.
Running parallel to this is the Navi Mumbai International Airport story. Prime Minister Narendra Modi inaugurated the NMIA project, which is expected to begin its first phase of operations within a couple of months and, once fully built, will handle up to 90 million passengers annually. Khopoli isn't right next to the airport, but it isn't far either. Khopoli is only around 35–40 minutes away from the new Navi Mumbai airport by both rail and highway, and is also connected to a wide range of public transport services.
Industry voices are already flagging Khopoli as a quiet beneficiary of this shift. NeoLiv Founder & CEO Mohit Malhotra noted that the airport's opening has brought fresh momentum to the wider region, with "Khopoli emerging as a noteworthy beneficiary" of the change. He added that while areas like Panvel and Ulwe will see immediate gains due to their direct proximity to the airport, Khopoli's strategic location along the Mumbai-Pune Expressway positions it to benefit indirectly yet significantly from the broader regional development.
Developers are moving in ahead of the curve. Large plotted projects such as Godrej Hillview Estate, an 89-acre Godrej Properties initiative, are coming up, while NeoLiv is expanding its Khopoli presence with a 17.5-acre premium plotted development and a 47-acre mixed-use villa and plotted community. Arvind SmartSpaces has also announced a 92-acre luxury township project in Khopoli. Birla Estates has entered this corridor too, with a signature plotted villa development positioned to tap the same connectivity story.
On pricing, the data still shows Khopoli as an early-stage opportunity rather than an overheated market. The average registry rate in Khopoli currently stands at around ₹6,272 per sq ft, with prices up 1.4% over the past year, though a lot of infrastructure development points to future upside. Some analysts point to a familiar pattern: in the past, areas within a 35-minute distance of new international airports have seen property values rise 3x to 4x over a decade — a benchmark buyers are now watching closely for Khopoli, though such gains are never guaranteed and depend on execution timelines.
Sales activity backs up the growing interest. Market indicators suggest the Khopoli property market is gaining momentum, with sales volumes rising steadily over the last few years, and analysts believe the corridor spanning Panvel, Khalapur, Karjat, and Khopoli is gradually evolving into a major second-home and lifestyle real estate belt within the extended Mumbai Metropolitan Region. For homebuyers and investors tracking the next MMR growth pocket, Khopoli's combination of expressway access, an operational Missing Link, and an airport now moving from announcement to reality makes it a corridor worth watching closely over the next few years.
