The first operational phase opened with Terminal 1 and one runway, with declared capacity for 20 million passengers per year. But for homebuyers, the real story is what this means for travel time, property values, and long-term investment potential.
Connectivity has been completely transformed. The airport will be connected to Mumbai via the 21.8 km Mumbai Trans Harbour Link (MTHL), a sea bridge linking Sewri in South Mumbai to Chirle in Navi Mumbai near the airport, which will cut travel time from South Mumbai to the airport site in Ulwe to just 20–25 minutes. The proposed Metro Line 8 will create a direct link between Chhatrapati Shivaji Maharaj International Airport (CSMIA) and Navi Mumbai International Airport (NMIA), and designed to connect with Metro Line 2B, this network will make airport access smoother and faster.
The property market impact has been dramatic. Property prices in the Panvel region jumped 74% since 2021, with experts projecting sustained momentum. Ulwe (22-25% YoY) and Panvel (20-23% YoY) are the fastest-growing areas, driven by airport proximity and development potential. Navi Mumbai Airport has boosted property prices by 30–50% in Ulwe, Dronagiri, Pushpak Nagar & Panvel.
For long-term investors, the picture is compelling. The airport is expected to directly create around 4 lakh jobs, with ripple effects across logistics, hospitality, cargo, retail, and MRO (Maintenance, Repair, Overhaul) sectors, and corporate offices are eyeing Navi Mumbai for its connectivity, while MNCs and startups are considering the region for expansion. Rental yields are also expected to climb toward the 4.5% mark as the airport transitions to round-the-clock operations.
The strongest impact of the airport has been visible within the surrounding 5–10 km belt, especially in Ulwe, Panvel, and nearby nodes connected through road and metro infrastructure. This is the zone where homebuyers and investors are seeing—and will continue to see—the most significant appreciation as airport-driven development unfolds over the coming years.
