Premium corridors drive Gurugram's sharpest price surge in the NCR region.
Enquire NowGurugram opened 2026 as the most talked-about residential market in the National Capital Region, with price appreciation and launch activity both hitting multi-year highs. According to ANAROCK Research, average capital values in Gurugram climbed from Rs 6,150 per sq ft in 2019 to Rs 13,350 per sq ft, a rise of 117 percent, while rental yields improved from 3.5% to 4.3% over the same period. This combination of capital appreciation and rising rental income is unusual, since rising prices typically compress yields elsewhere.
The momentum was not limited to a single quarter. Delhi-NCR recorded a 30% year-on-year rise in housing sales in Q1 2026, with Gurugram contributing nearly 73% of residential launches in the region, led by high activity across Dwarka Expressway, New Gurgaon, and emerging premium corridors. By the April-June quarter, NCR prices rose 13% year-on-year, the steepest increase among India's top seven metros, driven largely by Gurugram's premium corridors along the Dwarka Expressway, the Southern Peripheral Road, and the Golf Course Extension Road. Quarter-on-quarter growth, however, was more modest at 2%, suggesting the market is settling into a steadier climb after a sharp run-up.
Interestingly, this price strength came even as transaction volumes cooled. NCR home sales fell 6% year-on-year in Q2 2026, mirroring a wider slowdown across the top seven cities, where sales dropped to 90,715 units from 96,285 a year earlier. Developers responded by pulling back on fresh launches and shifting focus toward execution quality rather than volume. Industry voices noted this shift directly: analysts observed the market moving from launch volumes towards quality and execution, while another executive pointed to rising interest in branded residences as a defining trend of the cycle.
Circle rate revisions added further fuel to the price story. Several reports point to circle rate hikes of up to 75% in select corridors since April 2026, with the Southern Peripheral Road alone seeing circle rate increases of up to 45% during the year. These government-mandated minimum valuations are now catching up with market rates in fast-appreciating micro-markets, particularly along the Dwarka Expressway and newer sectors between 60 and 113.
Luxury and ultra-luxury housing remained the standout performer through the quarter. DLF's ultra-luxury project in Gurugram, Dahlias, continued to see strong absorption, with the company recording sales of 18 units valued at over Rs 1,600 crore in a single quarter and having sold 45% of the project's overall inventory within three quarters of launch. This underlines how buyers with larger budgets have continued to transact confidently even as overall volumes softened.
For homebuyers, the current cycle presents a mixed picture. Entry prices in prime pockets such as Golf Course Road, DLF Phases, and Sohna Road now range broadly between Rs 15,000 and Rs 20,000 per sq ft, while emerging corridors along the Dwarka Expressway and New Gurgaon remain comparatively accessible. Buyers eyeing under-construction inventory in these growth corridors continue to benefit from pricing that sits below comparable ready-to-move properties, though the gap is narrowing as infrastructure like the Dwarka Expressway and upcoming metro extensions near completion.
Looking ahead, most market watchers expect Gurugram's price growth to moderate into steadier, single-digit annual gains rather than the sharp jumps seen in recent years, as the market matures and developers calibrate launches more carefully. For buyers, this means the window for early-stage pricing in upcoming corridors and pre-launch projects remains relevant, even as the broader market shifts toward a more measured, execution-focused phase.
