DLF, M3M, Oberoi Realty and more transform Gurugram's most coveted corridor in 2026.

Golf Course Extension Road in Gurgaon is witnessing unprecedented luxury residential development in 2026, with India's top developers launching premium projects after a quiet 2025 with no major high-rise launches. The corridor, long anchored by DLF and a handful of established names, is now attracting a fresh wave of entrants competing for the same affluent buyer.
The headline launch of the year is Oberoi Realty's NCR debut. Oberoi Realty announced the launch of Three Sixty North, an ultra-luxury development spread across 14.8 acres and located on Golf Course Extension Road, Sector 58, Gurugram. The debut is backed by a Rs. 1,000 crore land acquisition, a construction partnership with L&T, and a product concept Gurgaon has not seen before at this scale. At the launch event, Oberoi Realty CMD Vikas Oberoi struck a confident note, saying, "We are here to build the best product. We do not fear competition." He added that the company wants its "Gurugram business as big as Mumbai", signalling this is a long-term play rather than a one-off launch.
DLF continues to dominate the corridor with new formats. DLF is developing its first senior living project in Gurugram as part of the DLF Arbour development on Golf Course Extension Road, marking DLF's entry into the senior living segment, with a 2.6 acre dedicated component within the larger 25.8 acre DLF Arbour development. Demand for the parent project has been exceptional — DLF Arbour saw 1,137 units sold out in 3 days in bookings, a record for a single residential project in Gurgaon.
M3M is doubling down on the same stretch with M3M Altitude in Sector 65. M3M Group has launched the ultra-luxury housing project on Golf Course Road Extension, situated on a 4-acre land parcel near Trump Towers and part of the exclusive 60-acre M3M Golf Estate community. The development cost is estimated at Rs 1,200 crore, featuring 350 super-luxury residences priced between Rs 10 crore and Rs 30 crore, including 4BHK units with a servant room and penthouses ranging from 3,780 sq ft to 8,000 sq ft. M3M President Sudeep Bhatt noted that "Golf Course Extension Road has become Gurugram's ultimate destination for luxury residences, catalyzing a surge in demand."
Sobha Limited is also staking a claim in the micro-market. Sobha Limited is developing a new luxury residential project in Sector 63A, offering premium apartments with Aravalli hill views and comprehensive amenities. Positioned as a legacy home for end-users, the project is reported to start around Rs 5.50 crore with 11-ft ceilings and hill-facing balconies.
What does this mean for pricing? The corridor is stratifying fast. As of early 2026, average rates on GCER hover between Rs 19,000 to Rs 25,000 per sq ft, while ultra-exclusive projects like Oberoi 360 North are pushing the ceiling toward Rs 40,000 per sq ft. This puts the road firmly in a league with DLF's The Camellias, where secondary-market rates already sit near the top of Gurugram's luxury table.
Birla Estates has been present on this very stretch since well before the current rush. Its maiden Gurugram development, Birla Navya, situated on Golf Course Extension Road in Sector 63-A, comprises low-rise floors stretched across 47.54 acres of land, and remains one of the largest green-certified low-rise communities on the corridor. As new entrants push prices upward, established, delivered inventory in the same micro-market is likely to see renewed buyer interest from those priced out of the newest ultra-luxury launches.
For homebuyers, the message is straightforward: GCER in 2026 is no longer just a DLF story. With Oberoi, M3M, Sobha and Max Estates all activating fresh launches in the same 12-month window, buyers finally have genuine choice across price bands — from Rs 5-10 crore family homes to Rs 20-45 crore ultra-luxury addresses — all within a few kilometres of each other.
