Two sell-out launches, one clear message: NCR's luxury buyers are betting big on Birla.

Birla Estates achieved bookings exceeding Rs 1,600 crore for its luxury project, Birla Arika Phase 2, in Gurugram within a month of launching, with nearly 97 per cent of the residences — 152 of 156 units — sold. That followed an even bigger showing from Phase 1: Birla Estates announced sales of approximately Rs 3,000 crore through Birla Arika, a project spread over 13.275 acres with a development potential of 2.4 million square feet in Sector 31, Gurugram. Together, the two phases of a single project have generated close to Rs 4,600 crore in bookings, a scale that puts Birla Estates in the same conversation as the market's most established luxury names.
The momentum isn't confined to one address. In December last year, Birla Estates received bookings worth Rs 1,800 crore at its project Birla Pravaah in Sector 71 of Gurugram within 24 hours of the launch. Birla Pravaah occupies a 5.075-acre plot on Southern Peripheral Road (SPR) and offers 3 and 3.5 BHK apartments across five towers, with unit sizes ranging roughly between 1,850 and 2,800 sq ft depending on configuration. The back-to-back sell-outs at Arika and Pravaah signal that Birla Estates has found genuine product-market fit in Gurugram's crowded luxury segment.
What's driving this? Industry data points to a structural shift rather than a one-off spike. NCR reported sales of about 12,734 housing units in Q1 2026, down 11 per cent year-on-year, even as residential prices in Gurugram grew by 6 per cent YoY to Rs 17,658 per square foot. In other words, fewer units are changing hands, but at meaningfully higher prices — a pattern typical of a market maturing toward premium and luxury inventory. Broader research backs this up: average luxury housing prices in Delhi-NCR increased nearly 72 per cent between 2022 and 2025, rising from around Rs 13,450 per sq ft to over Rs 23,000 per sq ft, while Knight Frank India also reported a 19 per cent year-on-year increase in capital values across NCR during 2025.
Gurugram specifically has pulled ahead of even Mumbai in the ultra-luxury bracket. The number of high-end homes sold in Gurugram nearly tripled year-on-year, rising to 1,494 units from 519 units previously, with sales value expanding from Rs 13,384 crore in 2024 to Rs 24,120 crore in 2025. Analysts tie this to a demand base that has changed character. Anarock Property Consultants noted that NCR accounted for the highest share of luxury home sales among India's top seven cities in 2025, led by Gurugram and Noida, while CBRE India said luxury housing sales in Delhi-NCR continued to outpace most other cities, supported by rising disposable incomes and infrastructure development. NRIs and globally mobile professionals are a growing part of this buyer pool, and their expectations are reshaping how developers design product. Ashwani Kumar of Pyramid Infratech observes that buyers today are evaluating projects through an international lens, comparing Gurugram developments with what they've experienced in Dubai Marina or Singapore's integrated residential districts, which is changing design expectations around wellness infrastructure, hospitality-led services and delivery predictability.
Birla Estates' own leadership frames the Gurugram push as a deliberate strategic bet rather than an opportunistic one. K T Jithendran, managing director and CEO of Birla Estates, called Birla Arika the company's biggest and most successful launch, marking a strategic milestone in its vision to expand presence in the National Capital Region. That vision is backed by a joint development structure: Birla Estates entered into a JV with Barmalt India for the Sector 31 project, a land parcel spread across 13.27 acres with a development potential of approximately 2.4 million square feet offering revenue potential of approximately Rs 5,000 crore.
The sell-out velocity does raise a fair question for prospective buyers: can execution keep pace with sales momentum? Market commentary has flagged this tension. The rapid sell-out velocity across both projects raises a question worth tracking — whether pre-sales bookings translate to timely construction execution, given that ABREL's consolidated operating cash flow turned negative at Rs 1,293 crore in FY25, with borrowings climbing from Rs 2,502 crore in FY24 to Rs 4,997 crore in FY25. For buyers, this underscores the usual diligence points — RERA registration status, construction-linked payment plans, and delivery timelines — even when a brand carries the weight of the Aditya Birla Group name.
For homebuyers watching the NCR luxury segment, the Birla Estates story offers a useful signal: branded developers with strong balance sheets and land parcels in established micro-markets like Sector 31 and Sector 71 are commanding both premium pricing and rapid absorption. Whether this pace is sustainable will depend on how the next wave of launches — expected across other Gurugram corridors — are priced, sequenced, and delivered against a backdrop of rising construction costs and tightening supply in prime locations.
