The developer's NCR footprint now spans Gurugram's Sector 31 and Sector 71, Golf Course Extension Road, Mathura Road in Delhi, Sector 150 in Noida, and a fresh entry into Greater Noida through a co-development arrangement. Birla Estates' expansion strategy in the NCR market aligns with its existing projects in Golf Course Extension Road, Sector 31 in Gurugram, and Mathura Road in Delhi.
The scale of buyer response has been striking. In Sector 31, Gurugram, the developer's project Birla Arika became a standout success, with Birla Estates announcing sales of homes worth approximately Rs 3,000 crore through its luxury residential project Birla Arika, spread over 13.275 acres with a development potential of 2.4 million square feet, located in Sector 31, Gurugram. The development is being rolled out in two phases, with Phase-I launching four towers comprising 322 residences. MD & CEO K.T. Jithendran called it "our biggest and most successful launch" and a strategic milestone in the company's NCR growth plans.
That momentum carried into Sector 71 on Southern Peripheral Road (SPR), where Birla Estates' newer project, Birla Pravaah, sold out almost instantly. According to Business Standard's tracking of the developer, the project sold out within 24 hours of launch, generating over Rs 1,800 crore in sales across 492 units. The scale of this sell-out underscores how tightly supply-constrained Gurugram's luxury segment has become, even as prices climb.
The Sector 71 push began with a land acquisition on SPR, a corridor the company sees as central to its NCR strategy. Located on Southern Peripheral Road in Sector 71, the site offers prime connectivity to Delhi, Dwarka Expressway, Sohna Road, and Golf Course Extension Road, with the upcoming residential development expected to generate revenues exceeding INR 1,400 crore. Commenting on the acquisition, Jithendran said, "Gurugram has been a pivotal market for us from the outset. The real estate potential in this micro-market is immense and reinforces our strong focus in the Delhi-NCR region. With this acquisition, we aim to cater to homebuyers seeking exclusivity and distinctive living experiences."
Beyond organic launches, Birla Estates is also using partnerships to enter new NCR micro-markets faster. In Greater Noida, the developer has tied up with Sikka Group on a project structured to take advantage of state policies for reviving stalled developments. Birla Estates has tied up with Sikka Group to co-develop a Rs 1,600-crore Greater Noida housing project, leveraging new revival policies that allow creditworthy developers to take over stalled projects. The project will come up on a 5-acre land parcel owned by the Sikka Group, with Birla Estates joining as co-developer and investing Rs 500 crore. As of the announcement, the project will be developed as group housing, and the firm is finalising the configuration, pricing and launch timelines.
For homebuyers, this expansion pattern carries a few practical signals. First, Birla Estates is concentrating its NCR bets on established, high-connectivity corridors — SPR, Golf Course Extension Road, and NH-8 in Gurugram, plus Sector 150 in Noida — rather than spreading thin across unproven locations. Second, the sell-out pace at Sector 31 and Sector 71 suggests genuine end-user and investor demand for the brand, which means early registrations and pre-launch access matter more than in a slower market. Third, the Greater Noida entry via a stalled-project revival route shows the developer is also willing to move into more affordable, higher-risk redevelopment plays, which could open up relatively lower entry price points in NCR compared to its ultra-luxury Gurugram launches.
Taken together, the NCR portfolio reflects a developer moving from a handful of landmark Gurugram addresses toward a more diversified regional presence — spanning luxury high-rises, low-density gated communities, and now stalled-project revivals.
