Eight launches, four cities, one record-breaking year for Birla Estates.

A year on, the developer has delivered on that promise. It launched eight projects during the same period, spread evenly across the National Capital Region, the Mumbai Metropolitan Region, Bengaluru, and Pune, capping a year that management has called one of the company's strongest yet.
The financial numbers back up the launch momentum. Birla Estates' collections for the year stood at approximately ₹3,342 crore, up 23.5 per cent YoY, while the overall booking value for FY26 touched ₹8,136 crore. Stronger absorption was seen across the company's well-located, thoughtfully planned developments in key markets — the National Capital Region (NCR), the Mumbai Metropolitan Region (MMR), Bengaluru, and Pune. MD & CEO K T Jithendran noted that "FY26 reflects the strength of our growth strategy, anchored in thoughtfully designed development and disciplined capital allocation."
NCR emerged as the standout market this year. Market-wise, NCR led the company's overall performance in FY26, driven by strong bookings for newly launched projects and sustained traction in established developments. The Sector 31 Gurugram project made headlines on its own: Birla Arika (Phase 2) in Gurugram's Sector 31 achieved bookings exceeding ₹1,600 crore, with nearly 97 per cent of the residences open for sales getting sold within a month of launch. An even sharper sellout came from another Gurugram launch — Birla Pravaah, achieved a booking value of approximately ₹1,851 crore, with all 492 units getting sold out within 24 hours of launch.
Bengaluru contributed its own share of the story. The company witnessed strong traction with the launch of the fourth phase of Birla Trimaya, which generated bookings of approximately ₹649 crore, while Birla Evara, a premium project in the same city, clocked bookings of over ₹1,044 crore, per company disclosures. In MMR, Birla Estates made a strategic pivot into an entirely new segment for the brand. The company announced entry into redevelopment with a first project in Khar West, Mumbai, with an estimated revenue potential of Rs 17 bn and expanded plotted offerings with Birla Mrida in Boisar. Thane also delivered strong numbers, with Birla Taranya in Thane recording bookings of Rs 9.52 bn with around 627 units sold. Pune saw its contribution too, via the second phase of Birla Punya, which added to the year's launch count.
What drove this consistency? Analysts point to a combination of pent-up demand and product mix. Eight launches were executed in FY26 across four regions, with sales momentum driven by integrated community offerings and a legacy developer brand. The company's broader land bank gives it room to keep this pace going. The company's land bank has a development potential of about ₹70,000 crore, of which it has launched ₹25,000 crore and sold around 80 per cent as of the pipeline review ahead of the fiscal year.
Looking ahead, the developer isn't slowing down. Its FY27 pipeline is already being planned, with a launch value of roughly ₹9,596 crore lined up across projects including a new tower at Birla Niraya in Worli, further phases of Birla Taranya in Boisar, the Khar redevelopment, and Birla Navya's Golf Course Extension project in Gurugram. Brokerage Ambit Capital has flagged Aditya Birla Real Estate as a preferred pick in the sector, citing its significant project pipeline valued at a gross development value (GDV) of ₹70,000 crore as a key reason for continued confidence in the stock and its execution capability.
For homebuyers, the FY26 wrap-up carries a clear signal: Birla Estates is scaling launches fastest in NCR and Bengaluru, while quietly building a new redevelopment and plotted-development vertical in MMR. Anyone tracking a specific city should watch for phase launches building on this year's momentum — particularly around Gurugram's Golf Course Extension corridor, Bengaluru's Varthur and Devanahalli belts, and Thane-Boisar in MMR, where the next wave of Birla launches is expected to land through FY27.
