Just weeks later, in September 2024, the company closed another major deal in MMR: a 24.5-acre plot in Kalwa, along the Thane-Belapur Road, purchased from Hindalco Industries for Rs 537.42 crore through its subsidiary Ekamaya Property Pvt Ltd. The company has publicly stated plans to develop a mixed-use project on the site, blending residential, commercial, and recreational components.

The momentum continued into December, when Birla Estates picked up a 70.92-acre parcel in Boisar, a key industrial suburb in Palghar district within MMR, for Rs 104.3 crore. Taken together, these deals reflect a deliberate strategy: AB Real Estate has been acquiring land parcels in and around Mumbai in 2024 to ramp up project launches, while simultaneously deepening its footprint in Pune's fast-growing eastern corridor.

In October 2024, Nomura initiated coverage on Aditya Birla Real Estate with a "Buy" recommendation, recognizing its robust potential to emerge as one of India's top five real estate developers. The brokerage pointed to the company's expanding pipeline — upcoming projects across MMR, NCR, Bengaluru, and Pune with a saleable area of 25.4 msf, capable of adding a GDV of Rs 53,101 crore.
