Thousands of crores in land deals fuel Birla Estates' next wave of homes.
Enquire Now2024 turned out to be a landmark year for Birla Estates, the real estate arm of the Aditya Birla Group. Through a series of high-value transactions, the company built up a land bank across Mumbai Metropolitan Region (MMR) and Pune that will feed its project pipeline for years to come. The buying spree came alongside a corporate rebrand, with the parent company officially renamed Aditya Birla Real Estate in 2024, cementing its shift toward becoming a pure-play residential developer.
The first big move came in June 2024, when Birla Estates entered Pune with the acquisition of a 16.5-acre parcel in Manjri. Company filings noted the land parcel is spread across 16.5 acres with a development potential of approx. 32 lakh sq ft and an estimated revenue potential of Rs 2,500 crore. MD & CEO K T Jithendran said at the time, "Pune is a strategic market for us and this acquisition is a step towards our ambitious growth plans."
By the July-September quarter, attention shifted back to Mumbai. Birla Estates secured ownership rights to a 10-acre leasehold parcel in Worli from Nusli Wadia for approximately Rs 1,100 crore, merging it with an existing leasehold interest. This single transaction added an approximately booking value potential of Rs 14,000 crore to the company, and more importantly, it paved the way for a gross 30-acre contiguous landholding in this prime area, with an overall booking value potential of approximately Rs 28,000 crore, alongside the already-successful Birla Niyaara project nearby.
Just weeks later, in September 2024, the company closed another major deal in MMR: a 24.5-acre plot in Kalwa, along the Thane-Belapur Road, purchased from Hindalco Industries for Rs 537.42 crore through its subsidiary Ekamaya Property Pvt Ltd. The company has publicly stated plans to develop a mixed-use project on the site, blending residential, commercial, and recreational components.
The momentum continued into December, when Birla Estates picked up a 70.92-acre parcel in Boisar, a key industrial suburb in Palghar district within MMR, for Rs 104.3 crore. Taken together, these deals reflect a deliberate strategy: AB Real Estate has been acquiring land parcels in and around Mumbai in 2024 to ramp up project launches, while simultaneously deepening its footprint in Pune's fast-growing eastern corridor.
Analysts have taken note. In October 2024, Nomura initiated coverage on Aditya Birla Real Estate with a "Buy" recommendation, recognizing its robust potential to emerge as one of India's top five real estate developers. The brokerage pointed to the company's expanding pipeline — upcoming projects across MMR, NCR, Bengaluru, and Pune with a saleable area of 25.4 msf, capable of adding a GDV of Rs 53,101 crore.
For homebuyers, this land banking directly translates into new project launches. Pune's Manjri land parcel has since progressed into Birla Evam, while the Sangamwadi land parcel in central Pune gave rise to Birla Punya, the company's first residential launch in the city, launched with an estimated revenue potential value of Rs 2700 crore and featuring 1 BHK to 4 BHK homes. The Worli and Kalwa parcels are expected to anchor future MMR launches as approvals progress.
With FY25 booking value crossing Rs 8,000 crore — more than double the previous year — Birla Estates' 2024 land bank is clearly translating into real momentum. For buyers tracking Mumbai and Pune's premium and mid-market segments, the developer's expanding footprint in Worli, Kalwa, Boisar, and Manjri is worth watching closely over the next few launch cycles.
