Nomura retained its Buy rating after the company's first-quarter results, calling the quarter a non-event from a P&L perspective, while highlighting resilient operating performance, the completion of the paper business sale and improving business development momentum. This comes at a time when the company has publicly stated its ambition: Birla Estates aims to be amongst the top 5 real estate companies in India.
A key structural trigger behind Nomura's optimism is the balance sheet transformation following the paper business divestment. The key positives were the consummation of the paper business sale to ITC, allowing the company to be net debt free, and improving new business development momentum with the second redevelopment deal closed in Vashi, MMR. Aditya Birla Real Estate's net debt stood at zero as of August 1, 2026, after it concluded the sale of its Pulp and Paper business to ITC for a lump-sum cash consideration. This debt-free status gives the company significant firepower for land acquisition and project execution, both of which are prerequisites for scaling into the top league of Indian real estate.
Operationally, the numbers tell a story of resilience even amid a choppy quarter. From an operational standpoint, the quarter was resilient, with collections rising 31% year-on-year, while pre-sales excluding terminations were broadly flat. Aditya Birla Real Estate reported 1QFY27 presales of Rs 3.3 billion, down 21% year-on-year and below Nomura's estimate of Rs 4 billion, though excluding terminations, cumulative sustenance sales at Thane, Pune and Bangalore stood at Rs 4 billion. Nomura also flagged near-term catalysts, noting that launch momentum is expected to improve from 3QFY27F, led by a new tower at Birla Niyaara, the company's flagship project.
This latest note builds on a string of bullish calls through FY26. Back in early January 2026, Nomura had already grouped ABREL among the sector's strongest names. Nomura maintained a constructive view on the sector, reiterating Prestige Estates as its top pick while also favouring Lodha Developers and Aditya Birla Real Estate, expecting several large developers to remain broadly on course to meet their full-year FY26 pre-sales guidance. The brokerage's confidence extended to specific growth projections, with Aditya Birla Real Estate (ABREL) anticipated to see a significant 225% year-on-year surge in pre-sales to ₹2,200 crore.
Other brokerages have echoed this bullish stance. In December 2025, Motilal Oswal initiated coverage on Aditya Birla Real Estate with a 'Buy' rating and a target price of ₹2,275, implying a 33 per cent upside, citing the company's premium housing focus, capital-efficient business model, and robust launch pipeline across key Indian markets. Earlier in the year, following a blockbuster Q4 FY25, Nomura had gone even further with its target price, with the brokerage noting the company reported fourth-quarter presales of ₹5,700 crore, significantly exceeding estimates and marking 96% year-on-year growth, with a major contributor being Birla Arika in Gurugram, which recorded ₹3,100 crore in bookings for over 300 units.
The full-year FY25 numbers underline the scale of this turnaround story. For FY25, Aditya Birla Real Estate recorded ₹8,000 crore in total presales, achieving the upper end of its guidance range and marking a 101% YoY growth. Management has been vocal about this trajectory, with the company's leadership highlighting that with an exceptional CAGR of 77% from FY20 to FY25, the company is among the fastest growing real estate developers in India. Looking ahead, the company has also laid out clear expansion goals across geographies, stating it aims to expand its business, establishing Birla Estates among the top players in key micro-markets across Mumbai, Pune, NCR, and Bengaluru, with 8 launches slated for FY26 focused on premium and luxury housing.
For homebuyers, this analyst confidence is not just a stock market story — it has real implications for the housing market. Nomura's sector-wide view suggests that branded developers like ABREL retain strong pricing power. Prices are unlikely to soften meaningfully in the near term as strong demand and constrained supply give developers pricing power, while approval delays and launch timing issues may create temporary inventory shortages in preferred micro-markets. This means buyers eyeing Birla-branded homes in Bengaluru, Pune, Mumbai, or Gurugram should expect steady pricing rather than discounts, and may benefit from booking early in upcoming phases before scarcity pushes prices higher.

Despite the bullish analyst coverage, ABREL's stock has seen sharp swings, and Nomura itself has trimmed its target price over the year — from a high of ₹3,700 to more recent levels — reflecting near-term caution on execution timing even as the medium-term thesis around debt-free growth, brand strength, and market share gains remains intact.
