Birla Estates is entering Sector 10, Greater Noida West through a co-developer approval that brings a long-stalled land parcel back to life. The Greater Noida Industrial Development Authority has issued in-principle approval to Birla Estates to take over one of Sector 10's dormant projects as a co-developer. The land parcel, measuring nearly 20,000 sq. m., was originally allotted to Nobal Buildtech in 2015 but the project never moved beyond planning despite a seven-year delivery target.
With Birla Estates stepping in, the site is set for a complete reset. Birla will submit a completely revised master plan, including new layouts, architecture, pricing strategy, amenities, and brand positioning. This is part of a wider push by Birla Estates into the Greater Noida micro-market, which also includes a separate co-developer tie-up with the Sikka Group on a nearby Sector 10 land parcel, underlining the brand's growing confidence in this corridor.
Once the revised plan and RERA re-registration are complete, the project is expected to undergo a full soft-launch phase, creating early investment opportunities for homebuyers who want to get in before pricing rises further. For now, the project stands as one of Greater Noida's most closely watched brand-led revivals, backed by Birla Estates' institutional execution and the Aditya Birla Group legacy.
