Rates along the expressway near the Jewar airport have risen from Rs 4,564 per square foot in 2023 to Rs 8,923 per square foot in 2025, according to MagicBricks data. The rise in property prices can be primarily attributed to the ongoing infrastructure development and improvements in connectivity.
While early-entry gains have been substantial, the market is entering a new phase. The start of commercial operations at the Noida International Airport in Jewar is expected to provide a fresh boost to the region's real estate market, with experts projecting property prices to rise 15-20% annually over the next four to five years. Market projections indicate that prices could climb by a further 50-60% over the next three to four years, as large-scale projects continue to reshape the region.
Prime Minister Narendra Modi inaugurated Phase 1 of the Noida International Airport at Jewar on 28 March 2026. Airports are job machines. Aviation, logistics, hospitality, retail, and allied services cluster around them. Wherever jobs concentrate, residential demand follows, and residential demand drives prices.
