A proposed metro line could redraw Gurugram's SPR investment map.

The Haryana Mass Rapid Transport Corporation (HMRTC) has finalised the Detailed Project Report (DPR) for a new metro corridor linking Sector 56 on Golf Course Extension Road to Pachgaon on the Delhi-Jaipur Highway. According to the finalised DPR, the corridor is estimated to cost Rs 10,428 crore and includes 28 stations across a length of 35 km. Separately, HSIIDC has committed funding support, with the Haryana State Industrial and Infrastructure Development Corporation providing Rs 1,500 crore towards the implementation of this metro project.
The alignment is designed to stitch together some of Gurugram's fastest-growing micro-markets. The 36-km Sector 56–Pachgaon metro line is estimated to cost around Rs 8,500 crore and will feature 28 elevated stations, connecting Golf Course Extension Road, SPR, the Central Peripheral Road, sectors along the Dwarka Expressway, the Manesar industrial area and Pachgaon. A dedicated station is also planned for a major upcoming township along the route: a dedicated metro station is proposed to be constructed in the underdeveloped Global City, a mixed land use township in Sector 36A, Gurugram, which is being developed across 1000 acres by HSIIDC.
In a notable engineering twist, Gurugram Metro Rail Limited (GMRL) has proposed combining the metro with the SPR elevated road project on the Ghata Chowk to Vatika Chowk stretch. GMRL has proposed developing the Sector 56–Pachgaon metro corridor as a double-decker viaduct along a key stretch of the Southern Peripheral Road, integrating a metro line and an elevated road on shared structural piers to reduce congestion, costs and land use, between Ghata Chowk and Vatika Chowk, where multiple elevated mobility projects are planned. The rationale is straightforward: building both structures separately would create near-total encroachment of the right of way, redundant foundations, an overly dense concentration of piers, impaired drainage and maintenance access, visual clutter, and the erosion of future infrastructure flexibility.
Connectivity gains from this line go well beyond a single stretch of road. The new metro corridor will connect to three major transit points — the Rapid Metro and two proposed Namo Bharat lines — with the Sector 56 end directly linking to the existing Rapid Metro, which currently operates from Cyber City to Sector 56. Further along the route, Vatika Chowk is planned as an interchange with the proposed Faridabad-Gurgaon Metro line, extending the network's reach into neighbouring transit systems.
The timing of this proposal coincides with SPR's emergence as one of the city's strongest-performing residential corridors. A recent market report notes that the Southern Peripheral Road has emerged as one of Gurugram's fastest-growing residential corridors, driven by robust infrastructure development and enhanced connectivity, connecting Golf Course Extension Road, Sohna Road and NH-48, with the 16-km corridor offering seamless access to major business districts such as Cyber City and Udyog Vihar. The same report flags the metro plan as a key value driver going forward: the proposed 36-km metro corridor from Sector 56 to Pachgaon, featuring 28 elevated stations and an estimated investment of Rs 8,500 crore, is further strengthening SPR's long-term connectivity outlook.
On-ground civic spending is also picking up pace alongside the metro proposal. The Haryana Government has allocated Rs 2,000 crore in its 2025-26 budget for upgrades along the SPR stretch, with the funding covering road widening and civic infrastructure. Combined, these parallel investments — road, metro and civic upgrades — are pushing SPR into sharper focus for both end-users and investors tracking Gurugram's southern growth corridor. Circle rate data reflects this momentum, with official 2026-27 rates placing apartment values along SPR up to Rs 17,900 per sq ft, depending on the locality and development.
It is worth noting that this remains a proposal stage project. Industry commentary cautions buyers against pricing in the upside too early: this is a December 2025 proposal, not a sanctioned, funded, under-construction line, and should be treated as a three-to-five-year upside catalyst for the corridor's rental and capital values rather than a reason to pay a premium today, until spades are in the ground. Sector-specific risks remain too — as one investment guide points out, the risks of buying on SPR include delays in the elevated road and metro timelines, traffic disruption during construction, and variation in project delivery.
For homebuyers evaluating SPR today, the corridor's existing social infrastructure already stands out. Airia Mall and AIPL Joy Street form leisure destinations, DPS International and Lancers International School create a recognised education cluster, while Max Hospital and Paras Hospital provide specialist medical care along the stretch. Several established and new-launch residential addresses line the corridor, including Birla Estates' own Sector 71 development, Birla Pravaah, positioned directly on SPR with easy access to NH-48, Golf Course Extension Road and Sohna Road — placing it firmly within the catchment that stands to benefit most if the Sector 56–Pachgaon line moves from DPR to construction.
