With Phase I inaugurated on March 28, 2026, Noida International Airport (Jewar Airport) has now moved from planning to reality, unveiled by Prime Minister Narendra Modi, and is expected to drive a new growth phase for the real estate sector. Barely three months later, the airport crossed its next big milestone. On June 15, 2026, Noida International Airport in Jewar officially launched its first commercial flight operations, with IndiGo making history as the first airline to operate from the new facility, its inaugural flight arriving from Lucknow. Flights began with domestic operations, with IndiGo the first airline to start operations, connecting cities like Bengaluru, Mumbai, Hyderabad, and Lucknow in the first phase.
The scale of the project explains why developers and buyers are paying attention. The airport has been developed at a total investment of around 11,200 crore, designed as a sustainable and future-ready infrastructure project that aims to operate as a net-zero emissions facility. Phase 1 spans 1,300+ hectares with one 4,000-metre runway, a 90,000 sq m terminal, and capacity for 12 million passengers annually, and includes India's first zero-emission airport design along with a large cargo terminal and multi-modal connectivity. Future expansion is already mapped out: future phases will scale the airport to six runways and 70 million passengers.
The price impact is no longer theoretical — it's already showing up in transaction data. Apartment prices in Yeida have nearly trebled over the past five years — from ₹3,200 per square foot in 2020 to ₹9,600 psf in 2025. According to industry estimates, some micro-markets have recorded a sharp rise of 40–80% over the past few years, and residential property rates in the region typically range between ₹8,000 and ₹12,000 per sq ft at present. Land parcels closer to the terminal have moved too: plots near Jewar Airport as of June 2026 range from Rs 13,500 to Rs 55,000 per square metre, depending on zone, land use classification, and proximity to the terminal.
What happens next matters more than what's already happened. Property values in the Yeida region, which includes Jewar, are projected to rise by 28 per cent for plots and 22 per cent for apartments over the next two years, according to Colliers. Some analysts see even faster movement in the immediate term. Experts are projecting property prices to rise 15-20% annually over the next four to five years following the start of commercial operations. A separate estimate goes further still: market experts forecast an additional 20 to 30 percent price rise along the Yamuna Expressway corridor in 2026 to 2027, driven by the shift from speculative premium to operational premium.
Industry voices frame this less as a one-off spike and more as a structural shift. Square Yards CEO Tanuj Shori noted that "the Noida real estate market is currently at a pivotal moment, balancing its local roots with global ambitions, largely due to the upcoming Jewar International Airport," adding that "the airport is driving the development of a world-class aerotropolis, with significant long-term effects on housing demand, pricing, and investment activity." M3M Noida's Yash Garg echoed the sentiment, observing that "Jewar Airport inauguration on 28 March 2026 will be a new chapter of history in the real estate sector," and that "presently, Noida is turning out to be the most connected region in NCR." Analysts covering the post-launch market caution that the boom is entering a more durable phase rather than peaking. Experts believe the launch of Jewar Airport is not the peak of the real estate cycle but the beginning of a more structured growth phase, with the airport expected to act as a long-term catalyst driving demand for housing, offices, retail, and logistics rather than triggering a one-time price spike.
Commercial real estate is riding the same wave. According to property consultancy Colliers India, Noida is expected to record annual office leasing of 2-3 million square feet from 2026 onwards, accounting for nearly a quarter of Delhi-NCR's Grade A office space absorption. Connectivity upgrades feeding into the airport catchment are also underway. A new 74-km greenfield link road is being developed to connect the Ganga Expressway with Jewar Airport, with YEIDA acquiring around 740 acres of land from 16 villages for the project at an estimated cost of about Rs 4,000 crore.
For homebuyers, the takeaway is straightforward: the Noida-Greater Noida-Yamuna Expressway corridor has shifted from an anticipation-driven market to an operational one, and pricing is starting to reflect that. Well-connected micro-markets along the Noida-Greater Noida Expressway — including established sectors like Sector 150 that sit close to both the Yamuna Expressway and upcoming metro lines — are positioned to capture this demand as offices, logistics parks, and the film city project add jobs to the region over the coming years.
