NCR home prices climb 13% YoY, led by Gurugram's premium corridors.

The National Capital Region recorded the sharpest annual jump in residential prices among India's top seven cities in the April-June quarter of 2026, even as home sales dipped and developers sharply pulled back fresh launches, according to the latest ANAROCK report. NCR prices rose 13 per cent year-on-year, the steepest among the major metros, driven largely by Gurugram's premium corridors along the Dwarka Expressway, the Southern Peripheral Road (SPR) and the Golf Course Extension Road. On a quarterly basis, though, quarterly price growth was a more modest 2 per cent, suggesting the annual number reflects sustained momentum rather than a sudden spike.
What makes this rise notable is that it's happening alongside softer sales and a supply crunch, not a demand boom. NCR home sales fell 6 per cent year-on-year, mirroring a wider slowdown seen across the top cities. Developers have also turned cautious on fresh project launches. New housing launches across NCR declined 40% year-on-year to 11,205 units in Q2 2026 from 18,760 units in the corresponding quarter last year, while housing sales moderated at a much slower pace, falling 6% to 13,365 units from 14,255 units a year earlier. This gap between shrinking supply and steadier demand is what's keeping prices firm even as transaction volumes cool.
Gurugram is clearly the engine behind this trend. Among NCR's micro-markets, Noida and Greater Noida witnessed the steepest correction, with new launches plunging 72% year-on-year to 2,140 units, while housing sales declined 20%. In contrast, Gurugram held its ground. ANAROCK's Vice Chairman Santhosh Kumar noted that Noida-Greater Noida saw the sharpest correction, recording a 72% drop in new launches and a 20% fall in sales, making it the most notable pressure point in NCR during the quarter — implying Gurugram's premium belt was comparatively resilient.
ANAROCK's chairman offered context on why prices keep climbing despite the slowdown. ANAROCK chairman Anuj Puri attributed the moderation to developer caution rather than weak demand. Developers active in the market share this reading. Developers active in Gurugram broadly read the numbers as a sign of a maturing market, with Pradeep Aggarwal, founder and chairman of Signature Global (India) Ltd, noting that demand was particularly strong in the Rs 3-5 crore segment, where absorption continued to outpace supply across the SPR, Dwarka Expressway and Sohna corridors.
Circle rate revisions are reinforcing the price momentum on the ground. Haryana's 2026 revision brought sharp increases in exactly the corridors driving NCR's price story. Key growth corridors such as Dwarka Expressway and Southern Peripheral Road are witnessing hikes of up to 75%, while emerging residential sectors are seeing 30–45% appreciation. By comparison, established locations like Sector 29 are recording relatively moderate increases of around 15%, highlighting a maturing and stabilizing market. Long-term appreciation data backs this up too — an ANAROCK report shows average property prices along Dwarka Expressway increased from around ₹5,359 per sq ft in 2019 to more than ₹9,600 per sq ft in H1 2024, representing nearly 79% appreciation.
For homebuyers, the takeaway is straightforward: fewer new launches mean less choice, and prices in the corridors that matter — SPR, Dwarka Expressway, Golf Course Extension Road — are unlikely to soften soon. Birla Estates has been among the most active developers capitalising on this Gurugram demand. Its Sector 31 project, Birla Arika, saw bookings exceeding Rs 1,600 crore for its luxury project Birla Arika Phase 2 in Gurugram within a month of launching, with nearly 97 per cent of the residences — 152 of 156 units — sold, underlining strong buyer confidence in the brand's luxury developments in Gurugram. Its Sector 71 launch, Birla Pravaah, moved even faster: the project sold out within 24 hours of launch, clocking sales of over Rs 1,800 crore, located on the SPR corridor that ANAROCK flags as central to NCR's price surge.
For anyone evaluating an NCR purchase now, the ANAROCK data suggests timing matters more than usual. With launches down sharply and established developers like Birla Estates selling out premium inventory within days, waiting for a price correction in Gurugram's key corridors looks like an increasingly weak bet. Buyers should focus on verified, RERA-registered projects in the SPR, Dwarka Expressway, and Golf Course Extension Road belts, where absorption is outpacing supply.
