Premium corridors push Gurugram ahead as NCR records its steepest annual price rise.

According to the latest ANAROCK report, the National Capital Region recorded the sharpest annual jump in residential prices among India's top seven cities in the April-June quarter of 2026, even as home sales dipped and developers sharply pulled back fresh launches. The numbers are striking: NCR prices rose 13 per cent year-on-year, the steepest among the major metros, driven largely by Gurugram's premium corridors along the Dwarka Expressway, the Southern Peripheral Road (SPR) and the Golf Course Extension Road.
Interestingly, this annual surge hasn't translated into equally sharp quarterly gains. Quarterly price growth, however, was a more modest 2 per cent. Sales volumes have also softened even as prices climb. NCR home sales fell 6 per cent year-on-year, mirroring a wider slowdown. Across the country's major markets, sales dropped to 90,715 units in Q2 2026 from 96,285 a year earlier, an 11 per cent sequential fall and the lowest quarterly figure since January 2023. Developers have responded by tightening the pipeline: new launches in the top cities declined 16 per cent quarter-on-quarter, while available inventory rose about 10 per cent year-on-year to over 6.16 lakh units.
Developers active on the ground see this as a sign of a market growing up rather than overheating. Developers active in Gurugram broadly read the numbers as a sign of a maturing market, with Pradeep Aggarwal, founder and chairman of Signature Global (India) Ltd, noting demand was particularly strong in the Rs 3-5 crore segment, where absorption continued to outpace supply across the SPR, Dwarka Expressway and Sohna corridors.
Zooming out, the trend is not new but has compounded steadily. According to ANAROCK Research, residential property prices in the Delhi-NCR region have increased significantly over the last five years, with average residential prices in Gurugram rising from approximately ₹6,150 per sq. ft. in Q1 2020 to around ₹11,300 per sq. ft. by Q1 2025 — an appreciation of nearly 84% that outpaced the overall NCR average. More recent data from Knight Frank India shows the pace continuing into this year, with residential prices in Gurugram growing 6 per cent year-on-year in Q1 2026 to reach approximately Rs 17,658 per square foot, even as NCR-wide sales volumes softened.
Certain micro-markets are pulling further ahead of the citywide average. On Golf Course Extension Road specifically, builder floor prices have risen by 9.7 percent in the last year alone, while luxury apartments have seen a staggering 42.4 percent rise over three years. This kind of appreciation reflects a supply-crunch in the ready-to-move-in luxury category, forcing investors to park their capital in under-construction RERA-approved premium projects.
Developer-level activity backs up the macro data. Aditya Birla Real Estate's residential arm, Birla Estates, has seen back-to-back sellouts in Gurugram's premium segment. The company achieved bookings exceeding Rs 1,600 crore for Birla Arika Phase 2 in Sector 31 within a month of launch, with nearly 97 per cent of the 156 units sold. This follows an even bigger run for Phase 1, which had recorded sales of approximately Rs 3,000 crore in March 2025, and a Rs 1,800 crore booking haul at Birla Pravaah in Sector 71 within 24 hours of its launch in December. Company leadership has called the Sector 31 project a milestone in its NCR expansion strategy.
For homebuyers, the takeaway is nuanced. Annual appreciation across Gurugram's established corridors remains among the strongest in the country, but the pace of quarterly growth is moderating and inventory is building up in some segments. Some analysts expect the era of rapid, broad-based jumps to give way to steadier, more selective growth. Buyers focused on well-located, RERA-approved projects along the Dwarka Expressway, SPR, Golf Course Extension Road and Sohna corridors are still likely to see the strongest medium-term returns, but timing entry and comparing specific micro-markets matters more now than in the last few years.
