How Gurugram Overtook Mumbai to Become India's Top Ultra-Luxury Housing Market

For decades, Mumbai's Malabar Hill, Bandra and Worli defined the pinnacle of Indian luxury real estate. That story changed in 2025. Gurugram overtook Mumbai to become India's largest market for luxury homes in 2025, with transactions worth Rs 241.2 billion, marking one of the sharpest shifts in the country's residential real estate hierarchy in years.

According to the joint report by India Sotheby's International Realty and CRE Matrix, the number of high-end homes sold in Gurugram nearly tripled year-on-year, rising to 1,494 units from 519 units previously, while in value terms, sales expanded significantly from ₹13,384 crore in 2024 to ₹24,120 crore in the following year. In contrast, sales in Mumbai totalled around Rs 21,902 crore in the same Rs 10 crore-and-above bracket, with 1,494 homes priced at Rs 10 crore or more sold in Gurugram in 2025 compared to fewer units in Mumbai.

The scale of the turnaround becomes clearer over a two-year window. The city recorded 1,494 ultra-luxury homes changing hands last year, the highest number recorded for any 12-month period in Gurugram, signifying a nearly 10 times growth compared to the mere 155 properties sold in 2023. Value growth mirrored this surge, with sales climbing sharply from around Rs 4,004 crore in 2023, meaning the transaction value increased nearly six-fold in two years while the number of units sold saw a nearly 10-fold surge.

Specific corridors have driven this expansion. The Dwarka Expressway saw a meteoric rise in activity, with unit sales jumping from 21 in 2024 to 630 in 2025, translating to a financial leap from ₹383 crore to ₹8,347 crore in total transaction value. Golf Course Extension Road told a similar story, with Golf Course Extension Road recording 379% growth in the same period, while per-square-foot rates on the stretch also climbed sharply.

No single transaction captured the moment better than a record penthouse sale. In August 2026, a penthouse at DLF The Dahlias in Gurugram was sold for ₹271 crore, with the 17,200 sq. ft. penthouse working out to approximately ₹1.58 lakh per sq. ft. on super area and nearly ₹2.6 lakh per sq. ft. on carpet area. The deal was widely cited as proof that Gurugram's top end could now rival — and in transaction value, exceed — Mumbai's most storied addresses.

Importantly, analysts caution this isn't a simple like-for-like price comparison. This does not mean that Gurugram's entire real estate market has become more expensive than Mumbai's; rather, it doesn't mean every property in Gurgaon is more expensive than Mumbai — it means that Gurgaon has developed an exceptionally strong market for high-ticket residential transactions. Buyer behaviour has also evolved. Today's luxury homebuyer is less concerned about legacy pin codes and is more focused on accessibility, ecosystem, and long-term value, a trend industry voices link to Gurugram's dense concentration of corporate offices and global capability centres.

Developers are responding fast to this appetite. Aditya Birla Group's real estate arm has been among the most active in the city: Birla Pravaah in Gurugram sold out within 24 hours of launch, clocking sales of over Rs 1,800 crore for 492 units with configurations of three-bedroom (3BHK) and three-bedroom plus utility residences of 1,358 square feet and 1,722 square feet in Sector 71, on the Southern Peripheral Road. Looking ahead, Gurugram's ultra-luxury housing market is expected to sustain its upward trajectory in 2026, driven by infrastructure-led micro-market expansion, rising HNI and ultra-HNI participation, and continued wealth creation — a signal that this shift in India's luxury housing map is likely to deepen rather than reverse.
