Faridabad's price map is being redrawn by expressways, metro links, and a steep circle-rate reset.

After years of being seen as Delhi's industrial neighbour, the city is now attracting genuine end-user and investor attention, and the numbers back it up. According to ANAROCK's NCR Residential Market Viewpoints for Q1 2026, Faridabad accounted for nearly 10 percent of the region's overall residential sales during the quarter, boasting a 133 percent year-on-year surge in housing absorption. That kind of demand jump doesn't happen in a market that's standing still.
On pricing, the picture is one of steady, not runaway, appreciation. JLL reported a 1.5 percent quarter-on-quarter increase in residential capital values in Q1 2026, while ANAROCK's 2025 annual report had pegged the city's average residential price at approximately Rs 9,300 per sq ft — a figure that continues to offer comparative value against more established NCR markets like Gurugram and Noida. Square Yards data tracks a similar arc at the broader city level: rates moved from ₹6,450 per sq ft in June 2025 to a peak of ₹6,750 per sq ft in the latter half of the year, before settling at ₹6,600 per sq ft as of March 2026, reflecting a mature market balancing supply influx with consistent demand from homebuyers and investors.
Zoom into the micro-markets and the spread is wide. Faridabad Central commands a premium at ₹17,650 per sq ft, while Faridabad North offers a robust mid-segment option at ₹8,600 per sq ft, with Neharpar Phase 1 and Phase 2 hovering at ₹6,650 per sq ft and ₹6,300 per sq ft respectively, and Faridabad South remaining the most budget-friendly area, averaging ₹5,050 per sq ft. Faridabad North has been the standout performer, showing a positive price trend of 8.02 percent, aided by sustained buyer interest in established sectors. Meanwhile, newer sectors are appreciating fastest of all — Sector 98 Faridabad (194.7%), Sector 97 Faridabad (187.1%), and Sector 83 Faridabad (161.2%) are the localities with the highest price appreciation for property in the last three years.
The biggest signal, however, isn't coming from brokers or portals — it's coming from the government. The Faridabad district administration's draft 2026 collector (circle) rate revision proposes hikes ranging from 15% to 75% across residential, commercial, and agricultural categories, with Sector-16 commercial plots facing a proposed 75% jump. Since circle rates are the government's own floor estimate of a property's value, a revision this steep is effectively an admission that market prices have already run ahead of the official record. The revised rates were placed in the public domain for feedback, with stakeholders able to submit objections until March 30, after which the final rates were scheduled for implementation from April 1, 2026.
Infrastructure is the engine behind all of this. A 9-km stretch of the Delhi-Mumbai Expressway near Faridabad went live on trial in mid-2026, cutting travel time to Delhi to roughly 20 minutes for that segment, even as around 15 percent of the Delhi-side expressway work remains pending ahead of full public opening. Alongside this, expanded metro connectivity and improved road networks have streamlined commuting across the NCR, while the long-delayed Faridabad-Noida-Ghaziabad Expressway is finally picking up pace, promising to cut travel time between the three cities that currently takes 1.5 to 2 hours or more during peak hours.
Industry voices are increasingly bullish on what this means structurally. Mohit Goel, Managing Director of Omaxe Group, summed up the shift bluntly: "Faridabad is no longer just an industrial town; it is witnessing a profound structural re-rating to become one of NCR's most dynamic real estate destinations." Analysts frequently draw a comparison to Sohna, a once-peripheral Gurugram suburb that turned into a market with 74% price appreciation since 2021 once expressway connectivity matured — and Faridabad is seen as earlier in that same curve.
For homebuyers, the takeaway is straightforward: the entry-price advantage in Faridabad versus Gurugram and Noida is real today, but it compresses every time a circle-rate revision or a new expressway package opens to traffic. Sectors along the upcoming expressway corridors and in Faridabad North are showing the clearest appreciation momentum, while established central sectors offer steadier, lower-risk growth. Whether that price gap closes on schedule depends largely on execution speed of the pending infrastructure projects — but for now, Faridabad remains one of the more compelling value stories left in the NCR.
