The Delhi-NCR residential market is entering a phase of relative stability in 2026, with incomes finally catching up to property prices, according to the latest CBRE India Residential Market Outlook 2026. This matters most in Gurugram, where the run-up has been sharpest: the region had witnessed one of the steepest price surges in the country, with property rates in key micro-markets rising nearly 160 per cent between 2019 and 2024, touching around Rs 19,500 per square foot in premium corridors.
The encouraging part for homebuyers is the direction of change. 2026 is shaping up differently — for the first time since the post-pandemic boom, household income growth in Delhi-NCR is projected to outpace property price appreciation. Industry voices see this as a structural positive rather than a slowdown: enhanced affordability, combined with ongoing infrastructure development and a supportive policy environment, will continue to encourage end-user participation and contribute to overall market stability, presenting developers a meaningful opportunity to focus on delivering high-quality, future-ready homes.
Even as affordability improves, the market is clearly tilting toward premium homes. Across the top seven urban markets, the premium segment priced above Rs 1 crore now accounts for 71% of total sales, up from 59% in Q1 2025. Supply is racing to keep up: Q1 2026 set a new quarterly record for residential launches with 90,023 new units nationally, and Delhi NCR recorded exceptional 64% year-on-year growth with 13,631 units. On the sales side, Delhi-NCR recorded a 30% year-on-year rise in housing sales in Q1 2026, supported by strong infrastructure development and accumulated buyer demand, with sales reaching 10,740 units compared to 8,290 units in Q1 2025.
Birla Estates' Gurugram portfolio is a live example of this premium-first demand. Birla Estates achieved bookings exceeding Rs 1,600 crore for its luxury project, Birla Arika Phase 2, in Sector 31, Gurugram, within a month of launch, with nearly 97 per cent of the residences — 152 of 156 units — sold. This follows an equally strong first phase: the earlier phase of Birla Arika had recorded sales of approximately Rs 3,000 crore in March 2025. A few months earlier, Birla Estates received bookings worth Rs 1,800 crore at its project Birla Pravaah in Sector 71, Gurugram, within 24 hours of the launch.
Speaking on the brand's run of successful launches, KT Jithendran, managing director and CEO of Birla Estates, said the company has established a very strong brand on the back of the response to Birla Navya and Birla Arika, and noted that the response underscores increasing demand for premium, well-designed residences in the National Capital Region. On the Arika launch specifically, Jithendran called it the developer's biggest and most successful launch and a strategic milestone in its vision to expand presence in the NCR, one of its key growth markets.
Infrastructure remains the backbone of NCR's long-term growth story. Noida International Airport, the NCR Regional Plan 2041, metro expansion, the Regional Rapid Transit System, new expressways and industrial corridors are changing how people live, work and invest across Delhi NCR, improving connectivity and creating new residential, commercial and industrial opportunities. Combined with rising incomes and a maturing premium segment, these projects are giving both end-users and investors more confidence to commit to NCR homes in 2026.
