Birla Estates has announced a major move into the Noida-Greater Noida real estate market, tying up with NCR-based developer Sikka Group to co-develop a housing project with an estimated gross development value of nearly Rs 1,600 crore. Under the terms of the deal, the project will come up on a 5-acre land parcel owned by the Sikka Group, with Birla Estates joining as co-developer and investing Rs 500 crore. Just weeks before this announcement, the Noida Authority paved the way for the long-stalled Sikka Karnam Greens project in Sector 143B to move forward, after the company initiated mortgaging 111 unsold units worth Rs 252 crore as security to clear its dues. That approval, granted under the Authority's rehabilitation framework, set a precedent that appears to have accelerated Sikka Group's search for a stronger financial partner ahead of the Birla Estates deal.

Industry observers note that the tie-up is expected to add execution strength and financial stability to the project for Sikka Group, while for Birla Estates, this deal continues its approach of partnering with land-owning developers in markets where stalled developments are being revived through regulatory support. Under the applicable co-development policy, the new developer can take over stalled legacy projects and raise debt for financial closure of delayed projects based on its own net worth and credit rating.

The Greater Noida entry adds to a string of strong performances for Birla Estates in the broader NCR market. The developer's Gurugram project Birla Arika has been a standout success, with the developer selling about 300 units through the launch of the first phase of Birla Arika in Gurugram, and its second phase later seeing nearly 97 per cent of the residences — 152 of 156 units — sold within a month of launch. Another Gurugram launch, Birla Pravaah in Sector 71, had also drawn strong demand, with bookings worth Rs 1,800 crore recorded within 24 hours of launch in December last year.
