Inside Birla Estates' NCR Expansion: Gurugram, Noida and Delhi

Birla Estates, the real estate arm of the Aditya Birla Group, is on one of its strongest growth runs yet in the National Capital Region. The company's overall momentum is backed by hard numbers: Birla Estates clocked its highest-ever booking value of Rs 8,000 crore for FY25, up 100% as compared with Rs 3,985 crore in FY24. The company witnessed a remarkable 17x surge in booking value in its residential sector from FY20 to FY25, displaying a strong growth trajectory. A large part of this growth is coming directly from Delhi-NCR, where the developer has moved from a single project to a multi-city land bank in under two years.

The first big NCR bet was Sector 31, Gurugram, where Birla Estates entered via a joint venture. The land parcel is spread across 13.27 acres with a development potential of approximately 2.4 million square feet offering a revenue potential of approximately Rs 5,000 crore. The project has connectivity to Cyber City, Golf Course Road, and Sohna Road, and is located close to commercial hubs such as City Centre 29, Signature Towers, 32nd Avenue, and Crowne Plaza with easy connectivity via NH-48 as well as the metro line. The resulting project, Birla Arika, was rolled out in two phases, with Phase-I launching four towers comprising 322 residences. The response was immediate: Birla Estates announced sales of homes worth approximately Rs 3,000 crore through its luxury residential project – Birla Arika in Gurugram. Commenting on the launch, K T Jithendran, managing director and chief executive officer of Birla Estates, said, "Birla Arika is our biggest and most successful launch and marks a strategic milestone in our vision to expand our presence in the National Capital Region (NCR)—one of our key growth markets."

Birla Estates followed this up with a second Gurugram bet in Sector 71 along the Southern Peripheral Road. The company finalised the acquisition of a five-acre parcel of land in Sector 71, Gurugram, signalling a significant strategic development. The plot can be developed into around one million square feet of space and is expected to generate more than INR 1,400 crore in revenue. The resulting project, Birla Pravaah, turned out to be an even faster seller than Arika: Birla Estates' premium Gurugram project Birla Pravaah sold out within 24 hours of launch, generating over Rs 1,800 crore in sales across 492 units as demand for premium homes stays strong. Spread over approximately 5.075 acres, the project offers spacious 3 BHK and 3.5 BHK residences designed for natural light, ventilation, and intelligent living spaces.

Noida is the next frontier. Birla Estates Private Ltd signed an agreement with the LGCPL Group to co-develop a sprawling 131-acre land parcel in Sector 150, Noida, subject to regulatory clearances. Located within the prestigious Integrated Sports City, the project will feature state-of-the-art infrastructure, including a 50-plus-acre golf course and international-standard sports facilities. Located near the Noida-Greater Noida Expressway and the Yamuna Expressway, the site offers excellent access to Delhi, Noida, and Greater Noida. This makes Sector 150 one of the largest single land parcels Birla Estates has taken up anywhere in the country.

Delhi itself hasn't been left out of the expansion map. Other recent announcements include a high-profile development on Mathura Road in Delhi and two upcoming projects in Gurugram's Sector 31 and Sector 71, reinforcing the company's commitment to premier real estate ventures in North India. Together, these moves signal a deliberate strategy: rather than one flagship project, Birla Estates is building a spread of mid-to-ultra-luxury addresses across Gurugram, Noida and Delhi simultaneously.

The scale of this push is easier to understand against the company's background. Birla Estates Private Limited, a 100 per cent wholly owned subsidiary of Century Textiles and Industries Limited, is the real estate venture of the Aditya Birla Group, and with over 125 years of legacy, Century Textiles & Industries Limited forayed into real estate with Birla Estates in 2016. In under a decade, it has gone from a single-city developer to one actively bidding for large NCR land parcels against established names.

For homebuyers, the NCR push means more choice across price points — from the ultra-luxury 4 BHK-only format at Birla Arika to the mid-to-large format homes planned for Sector 150, Noida. As K T Jithendran, MD & CEO of Birla Estates, said, "As we expand our footprint in the Delhi-NCR region, we are pleased to announce the addition of this new project in one of Gurugram's most promising micro market." With Sector 71's Birla Pravaah selling out in a day and Sector 150's Integrated Sports City project still awaiting approvals, buyers watching Birla Estates in NCR now have both a delivered launch pipeline and a longer-term land bank to track.

Going forward, expect Birla Estates to formally launch its Noida Sector 150 project once clearances come through, alongside further phase releases at Birla Arika and possible new project announcements around the Mathura Road corridor in Delhi. Given the pace of the last 18 months, NCR is clearly becoming one of Birla Estates' priority growth markets alongside Bengaluru and Mumbai.
