Rs 1,700 crore Khar West project marks Birla Estates' MMR redevelopment debut.

Birla Estates has announced its entry into the Mumbai Metropolitan Region's redevelopment market with its first project, with a revenue potential of ₹1,700 crore. The move signals the company's intent to build scale in a city where fresh land parcels are scarce and redevelopment has become the primary route to new supply.
The project involves two housing societies in one of the western suburbs' most established micro-markets. The company will redevelop Anmol Co-operative Housing Society and Bhartiya Bhavan Co-operative Housing Society in Khar West, Mumbai's western suburbs and one of the city's sought-after residential micro-markets. The project is being developed under a joint redevelopment arrangement with Parinee Real Estate Builders.
On scale, the joint venture will redevelop two housing societies across 1.3 acres, offering 2.9 lakh sq.ft of saleable area with estimated revenue potential of ₹1,700 crore. The development will feature luxury residential apartments.
Location connectivity is a key selling point for the project. The site offers excellent connectivity to key social and urban infrastructure, including the planned Khar Metro Station (0.6 km), Khar Railway Station (1.3 km), and Mumbai International Airport. The location also benefits from proximity to established social infrastructure such as hospitals, educational institutions and lifestyle hubs.
Leadership at both the parent company and Birla Estates commented on the strategic significance of the launch. The timing aligns with strong momentum in Khar West's property market. In 2025, Khar West recorded 142 new sale transactions with a gross sales value of ₹773 crore, and as of Q4 2025, the average property rate in the area stood at ₹56,663 per square foot, up from ₹48,696 per square foot in the same quarter last year. Based on the project's disclosed numbers, analysts estimate an average selling price of roughly ₹58,600 per square foot, broadly in line with current market rates in the micro-market.
This Khar West announcement follows Birla Estates' broader expansion push across Indian cities. In an exchange filing, the company earlier said Birla Estates Pvt. Ltd., a 100 per cent wholly owned subsidiary of Aditya Birla Real Estate Limited, launched its first project in Pune, Birla Punya, with an estimated revenue potential value of Rs 2,700 crore. Taken together, the Pune launch and the Khar West redevelopment show a developer scaling quickly through both new land and redevelopment routes.
For homebuyers, the entry of a large, well-capitalised group into Khar West's redevelopment pipeline is likely to be watched closely. Redevelopment remains central to Mumbai's real estate landscape given the city's limited land availability and sustained demand for quality housing, and the company said this project marks a key addition to Birla Estates' expanding portfolio as it scales through new developments, joint ventures, and redevelopment opportunities. Buyers considering the Western Suburbs should track project approvals, RERA registration, and construction milestones as they are announced.
