Birla Estates has pulled off one of Gurugram's fastest luxury sell-outs of the year. Birla Estates Private Limited reported bookings exceeding Rs 1,600 crore for Birla Arika Phase 2 in Gurugram within a month of launch, with nearly 97 percent of units sold, reflecting strong demand for luxury housing. Out of 156 units, 152 were sold, translating to nearly 97 percent absorption.
The project sits in one of the city's most established addresses. Birla Arika is a luxury residential development located in central Gurugram (Sector 31). Located in Sector 31, the project benefits from seamless connectivity to key commercial hubs such as Cyber City, Golf Course Road, and Udyog Vihar, while also enjoying proximity to well-established social infrastructure, including reputed educational institutions, healthcare facilities, and retail destinations.
This is not a one-off. Phase 2's run builds directly on Phase 1's blockbuster debut. Phase 1 of Birla Arika recorded sales of approximately Rs 3,000 crore, while the recently launched Birla Pravaah project in Gurugram achieved bookings exceeding Rs 1,800 crore within 24 hours. Taken together, the Phase 2 performance follows Phase 1 of the same project, which clocked approximately Rs 3,000 crore in total sales, putting total Birla Arika bookings at roughly Rs 4,600 crore. The company's overall NCR portfolio is now a major growth engine: NCR emerged as the top-performing market, driven by strong response to newly launched projects, with Birla Arika recording bookings exceeding Rs 1,600 crore, with 152 of 156 units sold within a month, while Birla Pravaah saw all 492 units sold within 24 hours, generating approximately Rs 1,851 crore.
On the product itself, Birla Arika Phase 2 is built around scale and low-density living. Seven towers of 40 floors deliver 556 apartments in a single configuration: 4 BHK at 4,300 sq ft super area. Entry ticket at ₹24,500/sq ft BSP is approximately ₹10.54 Cr, before GST, PLC, parking, and IFMS. The project is registered with the regulator: Birla Arika Phase 2 is registered with HARERA under RERA-GRG-2142-2025, granted 16 January 2026. Buyers are advised to independently verify registration details on the HARERA portal before transacting.
Management has credited the pace of sales to design choices rather than scale alone. The MD & CEO of Birla Estates, K.T. Jithendran, attributed the Phase 2 performance to design differentiation through low-density planning and curated amenities, rather than scale alone. Birla Arika has been developed as a low-density community with four exclusive clubs and expansive landscaped areas designed to meet evolving urban living aspirations, offering thoughtfully curated lifestyle amenities intended to deliver differentiated everyday experiences for residents.
The sell-out fits a wider pattern in Central Gurugram, where branded supply has struggled to keep pace with demand. The strong response reflects changing buyer preferences toward larger homes, low-density living, and enhanced lifestyle amenities. That launch, alongside the Phase 2 outcome at Birla Arika, points to consistent demand absorption at the premium end of the Gurugram residential market where supply from branded developers has tightened while buyer appetite for large-format, amenity-rich homes has held up. Independent market data backs this up: average residential prices in Gurugram rose from approximately ₹6,150 per sq ft in Q1 2020 to around ₹11,300 per sq ft by Q1 2025, representing an appreciation of nearly 84%.
There is a note of caution for buyers tracking execution risk. The rapid sell-out velocity across both projects does raise a question worth tracking: whether pre-sales bookings translate to timely construction execution and delivery, given that ABREL's consolidated operating cash flow turned negative at Rs 1,293 crore in FY25, with borrowings having climbed. With the RERA completion date is 9 July 2033, the project has a long runway to delivery, and buyers should track construction milestones alongside sales announcements.
For homebuyers still interested, the practical takeaway is that fresh inventory in Phase 2 is now scarce. It also means secondary market entry is the more likely route for most buyers reading this page. Anyone exploring the project today should expect to negotiate on the resale market or watch for Birla Estates' next Gurugram launch, given the developer's now-established pattern of near-instant sell-outs across Sector 31 and Sector 71.
