NH-275 cuts travel time to 75 minutes, unlocking new growth along the Bidadi-Mysuru real estate
Enquire NowThe Bengaluru-Mysuru Expressway has moved from a headline infrastructure project to a proven real estate catalyst. The Bengaluru–Mysuru Expressway (NH-275) is a 119 km, 6-to-10-lane access-controlled highway that has been fully operational and tolled since March 2023, reducing Bengaluru-to-Mysuru travel time from roughly 3 hours to 75-90 minutes. The expressway was developed at a cost of ₹8,480 crore and opened in March 2023. That single change in commute time has turned towns that were once weekend-getaway stops into serious residential and investment addresses for Bengaluru buyers.
Bidadi has emerged as the strongest node on this stretch. Bidadi sits approximately 30-40 km southwest of central Bengaluru, directly on NH-275, with a dedicated expressway interchange and bypass. This is arguably the single strongest property location along the entire corridor, not because of the expressway alone, but because Bidadi already had — and continues to have — a genuine industrial employment base that justifies residential demand. That combination of a ready job market and a fast road link is exactly what analysts look for when calling a micro-market sustainable rather than speculative.
The price data backs this up. Property prices in areas like Bidadi and Ramanagara have risen 12–18%, with some stretches witnessing even higher long-term gains. Industrial land has moved even faster: market trackers watching the corridor suggest industrial land appreciation of roughly 12-15% annually and residential appreciation of 10-12% near the established factory belt, with some projecting 25-35% three-year returns for industrial land. For homebuyers, this means entry prices along the corridor are still climbing, but not at bubble-like speed.
The effect doesn't stop at Bidadi — it runs all the way to Mysuru. Average property prices in Mysuru currently run around ₹9,000-10,000 per sq ft for well-located apartments — roughly 40-60 percent below comparable locations in Bengaluru — a gap the expressway is steadily narrowing. This price arbitrage has pulled in a new buyer category. Mysore is now on the radar of NRI investors seeking emerging markets at lower price points than Bengaluru.
Government planning is adding another layer of momentum. A large-scale township proposal at Bidadi is gaining traction: this project carries real government machinery and unprecedented infrastructure integration, directly linking to the operational Bengaluru-Mysuru Expressway and the upcoming Satellite Town Ring Road. The state government has positioned it as India's first AI-powered 'Work-Live-Play' city — a decentralized second business district focused on artificial intelligence industries, advanced manufacturing, and Olympic-grade sports infrastructure. If executed on schedule, this would give the corridor a second demand driver beyond the expressway itself.
Birla Estates already has a footprint close to this growth belt. Birla Ojasvi, the brand's project in Rajarajeshwari Nagar, sits just off the same highway network — the project is located near Uttarahalli Road, RR Nagar, with the Bengaluru-Mysuru Highway only 2.9 km away. The project itself reflects the scale developers are betting on this corridor with: three towers of G+33 floors, 615 homes, two clubhouses and 80% open space on 10.2 acres, backed by RERA registration from September 2024. At ₹1.91–₹2.63 crore for a 3 BHK with Birla quality and NICE Road connectivity, it is competitively positioned against other Mysore Road belt projects.
The corridor isn't without risk. Supply is rising as builders enter, so oversupply could cap short-term price growth, and infrastructure timelines can slip, with distance from major job hubs limiting short-term rental depth. Buyers should treat this as a five-year-plus story rather than a quick flip, and stick to RERA-registered projects from established developers to manage delivery risk.
For homebuyers, the takeaway is straightforward: NH-275 has already delivered the connectivity it promised, price appreciation along Bidadi and the western belt is real and measurable, and upcoming government-backed developments could add a second wave of demand. Anyone evaluating a home in this corridor — whether in Bidadi itself or in well-connected pockets like RR Nagar — is buying into a growth story that's now backed by data, not just a road map.
