Aditya Birla Real Estate strengthens its Pune footprint with a 16.5-acre Manjri land acquisition.

As per the regulatory filing, the newly acquired land has a development potential of approximately 32 lakh square feet, and the company projects an estimated revenue potential of Rs 2,500 crore from this development. The announcement was made through an exchange filing, underlining the scale of the developer's ambitions in Pune's fast-growing eastern corridor.
Commenting on the acquisition, K T Jithendran, MD & CEO at Birla Estates, said, "Pune is a strategic market for us and this acquisition is a step towards our ambitious growth plans." He added that the Pune Sholapur corridor is transforming at a rapid pace, he said, and that the company intends to enhance living standards in Manjri by delivering meticulously designed homes that seamlessly integrate contemporary architecture with thoughtfully chosen amenities.
Location is a key part of the investment thesis. The project's location has connectivity to educational institutions, healthcare facilities, and shopping centers, and it is also well-connected to the upcoming Pune Ring Road. Reports on the acquisition also note that the site is situated on the Pune-Solapur Highway offering seamless connectivity to several IT hubs, including Kharadi, Magarpatta, and Phursungi, as well as the Hadapsar MIDC. This puts the future development within easy reach of some of Pune's largest employment clusters, a factor that typically supports both end-user demand and rental appreciation.
The Manjri acquisition is part of a broader push into Pune. The company's residential business has expanded significantly, and along with recent launches like Birla Arika and Birla Evara, the company continues to grow its presence in key regions, including the National Capital Region and Bengaluru. Birla Estates had earlier entered Pune's residential market with Birla Punya in Sangamwadi, a project spanning 5.76 acres, this project will offer 1.6 million sq ft of saleable area, featuring 1,000 exclusive flats, with revenue potential of about Rs 2,700 crore. More recently, in Pune, Birla Punya Phase 2 and Birla Amum contributed INR 119 crores in booking value in a single quarter, indicating healthy absorption in the city.
Birla Estates Private Limited is a wholly owned subsidiary of Aditya Birla Real Estate Limited (formerly Century Textiles and Industries Limited), and it acquires land through outright purchases, asset-light joint ventures, and the development of its own land holdings. Headquartered in Mumbai, Birla Estates has regional offices in NCR, Bengaluru, and Pune, giving it an established platform to execute large land parcels like the one in Manjri.
For homebuyers, the Manjri acquisition signals that a new residential launch is on the horizon in one of Pune's rapidly emerging micro-markets. As part of an integrated township, the proposed development is expected to offer a variety of residential unit configurations, positioning it to compete with other large-format projects coming up along the Pune-Solapur belt and the Hadapsar-Manjri annexe. Early market listings already reference the site as a resort-themed project with a significant share of open green space, though final configurations, pricing, and RERA registration are yet to be officially released by the developer.
With the acquisition now formalised and the broader Pune portfolio scaling up through Birla Punya and other launches, homebuyers and investors tracking Manjri can expect more concrete project details, including tower plans, unit sizes, and launch pricing, in the coming quarters as Birla Estates moves from land acquisition to project design and approvals.
