Ghodbunder Road, Thane

State Highway 42, often cited as Ghodbunder Road, is a major road leading out of Thane that links the Eastern Express Highway and the Western Express Highway. Kasarvadavali, Hiranandani Estate, Thane West, Kolshet Road, Manpada, Kalwa, Naupada, Mulund West and East are its neighbouring localities. Growing residential, commercial, retail and infrastructural development has led to massive population growth in this area, with the size of the district increasing tenfold in recent times.

What was once a quiet stretch has turned into one of the Mumbai Metropolitan Region's most active housing markets. Average property rates per square feet in Ghodbunder Road, Thane for flats stood around Rs 19,750 per sq ft, and flat rates in the locality changed by 13.8% in the last 1 year and 40.1% in the last 5 years. Thane has transformed over the past decade from a Mumbai overspill city into a thriving real estate destination, offering prices that are 30-50% lower than comparable Mumbai suburbs.

The corridor has attracted big-name developers over the years. What used to be sprawling paddy fields and abandoned industrial plots have recently been converted into mass housing projects, with high-rise apartments developed by construction majors such as Lodha and Hiranandani.
