Tunnel work speeds up, pushing Ghodbunder Road property values higher this year.
Enquire NowThe Thane-Borivali Twin Tunnel, Mumbai's most-watched infrastructure project, has crossed a major construction threshold this year, and the ripple effect on Ghodbunder Road property values is now visible in listing prices and buyer enquiries. As per MMRDA's own project tracker, the physical progress of the project stood at 11.49% till March 2026, with financial progress at 10.36% till February 2026. The headline event came on 7th April 2026, when Chief Minister Devendra Fadnavis launched TBM-1, named 'Nayak', on the Thane side, officially starting excavation after the machine arrived at the site in June 2025.
The tunnel itself is a 11.85 km twin-tube corridor, of which 10.25 km is underground tunnel and 1.60 km is approach road, running beneath Sanjay Gandhi National Park to link Ghodbunder Road in Thane with the Western Express Highway in Borivali. Each tube has a diameter of 13.3 metres, accommodating two traffic lanes plus an emergency lane. Once operational, the journey between Thane and Borivali will reduce by roughly 12 km and save about an hour of travel time compared to today's route around the national park.
On the ground, progress is uneven but steady. On the Thane side (Package 2), the casting yard is now fully completed and operational, the TBM launching shaft excavation is done, and major land acquisition has been completed. Procurement of all tunnel boring machines from Herrenknecht, Chennai is complete, with TBM-2 'Arjuna' currently undergoing assembly at the Thane site. On the Borivali side (Package 1), work is at an earlier stage: casting yard setup is in progress, piling activity has commenced at the launching shaft area, and rehabilitation of Project Affected Persons is ongoing before the shaft excavation can begin.
Construction has also started affecting daily commuters. In May 2026, the Thane Traffic Police announced year-long traffic diversions in the Mullabag zone of Ghodbunder, effective from 16th May 2026 to 15th May 2027, to facilitate tunnel work in the area. On the Borivali end, reports from April 2026 indicated MMRDA moved to clear the last residents at Magathane, a step considered the final obstacle before full-scale tunnelling could proceed on that side, following earlier clearance of over 500 structures reported in February 2026.
For Ghodbunder Road homebuyers, this construction momentum is already showing up in price data. Local market trackers report capital appreciation of 15% to 22% over the past 24 months along the corridor, among the highest in the Mumbai Metropolitan Region. Micro-markets closest to the tunnel's Thane portal are seeing the sharpest movement: Kasarvadavali, a Metro Line 4 terminal point, recorded appreciation of around 6.5% in the past year, while premium pockets like Patlipada command rates near ₹20,000 per sq ft. Value-focused areas such as Bhayandarpada, priced around ₹11,000-13,000 per sq ft, are being flagged by brokers as having the highest upside precisely because of their proximity to the tunnel's entry point.
Developers active near the corridor echo this optimism. Piramal Realty's own project commentary near Balkum notes that areas closer to the tunnel's Thane-end are rapidly emerging as high-demand residential zones due to enhanced connectivity to western suburbs like Borivali, Malad, Kandivali, and business hubs like BKC, with price appreciation of 20-30% projected there over the next 3-5 years. Independent analysts covering the Thane market similarly expect the tunnel to increase property values and enhance rental demand from professionals who want Thane's lifestyle without sacrificing access to western Mumbai job centres.
For homebuyers evaluating Ghodbunder Road today, the practical takeaway is timing. With physical progress still in single-digit-to-low-teens percentage and full completion targeted around 2028, the corridor sits in a window where infrastructure momentum is confirmed but pricing hasn't fully caught up to the eventual 15-minute commute promise. Buyers who purchase during this construction phase are effectively betting on the same appreciation curve that Thane's Metro Line 4 corridor and earlier flyover projects like Kapurbawdi and Majiwada have already demonstrated along Ghodbunder Road.
