Thane Ring Metro: Kolshet Road's Big Connectivity Leap

Kolshet Road, long known for its industrial roots and steady residential growth, is on the verge of a connectivity upgrade that could reshape its real estate story. The Thane Internal Ring Metro, a 29 km circular metro corridor being built within Thane city with 22 stations (20 elevated, 2 underground), is designed to loop through the city's busiest residential and commercial belts — and Kolshet is directly on that route, with a dedicated "Kolshet Industrial Area" station planned along the alignment.

The project has moved from paperwork to ground reality. The Union Cabinet approved it on August 14, 2024, the Maharashtra state government followed on September 30, 2024, and PM Modi laid the foundation stone on October 5, 2024. The total cost is pegged at ₹12,200.10 crore, funded equally by the Government of India and the Government of Maharashtra, with part-funding from bilateral agencies. Execution has been handed to Maha-Metro, the agency behind the Pune and Nagpur metro networks.

On the ground, momentum has picked up sharply through late 2025 and into 2026. Major civil contracts were awarded in late 2025 — the Kalpataru Projects–HG Infra Engineering JV won a ₹1,415 crore EPC contract, and a ₹223.7 crore station construction package for six elevated stations was floated in December 2025. By April 2026, civil construction had begun in the Ghodbunder area, signalling that the project has finally cleared the tendering logjam that had stalled it for years.

For Kolshet Road specifically, the metro addresses a long-standing gap. Areas like Wagle Estate and Kolshet, which are economically productive industrial and commercial zones already, have been constrained by last-mile connectivity problems. Once the ring line is operational, stations like Kolshet, Balkum Naka, Wagle Circle, Lokmanya Nagar, and Rayla Devi will directly enhance connectivity to business districts, with Balkum Naka emerging as an important junction linking with other upcoming Metro 5 corridors connecting Thane to Bhiwandi.

The travel-time gains being projected are significant. Once operational, the Ring Metro is projected to reduce travel time by up to 50–75 per cent for many intra-city routes and ease road congestion on major arteries like Ghodbunder Road and the Eastern Express Highway. This matters for Kolshet residents in particular, since the locality currently leans heavily on road access — a common resident complaint is the lack of metro connectivity in the area today.

The ring metro will also plug into the wider MMR rail network rather than functioning in isolation. It connects to Mumbai Metro Line 4 (Green Line) at Raila Devi and Dongripada, and to Mumbai Metro Line 5 (Orange Line) at Balkum Naka, while also linking to Thane Railway Station via two underground stations. That means a resident on Kolshet Road could eventually reach Thane's suburban rail network, the Wadala-bound Metro Line 4, and the Bhiwandi-bound Metro Line 5 without depending solely on road traffic.

Ridership projections underline the scale of the ambition. MahaMetro expects total daily ridership for the years 2029, 2035 and 2045 to be 6.47 lakh, 7.61 lakh and 8.72 lakh passengers respectively. On the ground timeline, the official position remains steady: the project, estimated at Rs 12,200.10 crore, is likely to be completed by 2029.

For Kolshet Road's property market, brokers and portals already point to metro connectivity as a rising factor in buyer interest. Continuous infrastructure upgrades, proximity to business parks and upcoming metro connectivity are driving steady housing demand in the locality, with Kolshet Road emerging as a residential corridor attracting buyers who want modern apartments in a greener, less congested part of Thane amid new projects and metro expansion. As construction visibly progresses along the ring metro corridor, Kolshet Road's transition from an industrial-adjacent address to a well-connected residential micro-market looks set to accelerate.
