Namma Metro Phase 3A: What the Latest Approval Means for Carmelaram

Bengaluru's most-awaited metro corridor, the Sarjapur–Hebbal Red Line, has crossed a major milestone. The Karnataka Cabinet had approved Phase 3A of this metro line, linking Sarjapur in southeastern Bengaluru with Hebbal in the north, on December 6, 2024. Construction is now targeted to begin by May 2027. Key changes include a reduction in cost from ₹28,405 crore to ₹25,999 crore, a slight increase in length, trimming of the underground stretch, removal of the Veterinary College station and a revised completion deadline of April 2033 — two years later than initially planned.

For homebuyers tracking the southeast corridor, the important detail is that Carmelaram stays firmly on the map. The 28 planned stations on the Hebbal-Sarjapur Red Line include Hebbal, Ganganagar, Veterinary College, Mekhri Circle, Golf Club, Palace Guttahalli, Basaveshwara Circle, KR Circle, Town Hall, Shantinagar, NIMHANS, Dairy Circle, Koramangala 2nd Block, Koramangala 3rd Block, Jakkasandra, Agara, Ibballur, Bellandur Gate, Kaikondrahalli, Doddakannalli, Carmelaram, Agrahara Road, and Sarjapur. Separately, another market estimate notes that Sarjapur and surrounding areas have already seen a 32% jump in property prices between 2021 and 2023, and with metro access, analysts forecast an additional appreciation of 10-30% over the next few years.

The pattern buyers should note is timing. Waiting until the metro opens in 2030 will almost certainly mean paying post-appreciation prices, since Bangalore's property history shows that the majority of metro-driven price appreciation happens in the years before inauguration, not after. With central approval now expected within months rather than years, the window for entering the Carmelaram–Sarjapur Road micro-market ahead of the next re-rating is narrowing.
