Metro Line 5 Badlapur Extension: Cabinet Clears Rs 18,130 Cr Corridor

The Mumbai Metropolitan Region's transit map has just been redrawn. The Maharashtra cabinet, led by Devendra Fadnavis, approved changes to the ₹18,130 crore Thane-Bhiwandi-Kalyan Metro Line 5, splitting it into Lines 5 and 5A with a 34.21 km corridor and 19 stations. The Cabinet Infrastructure Committee, chaired by CM Devendra Fadnavis and attended by Deputy CM Eknath Shinde, officially greenlit the massive expansion of the corridor on April 22, 2026.

The project has effectively been trifurcated for execution. Phase 1 will run from Kapurbawdi to Dhamankar Naka, Phase 2 will be from Dhamankar Naka to Durgadi, and Line 5A will extend from Durgadi to Kalyan-Ulhasnagar. This restructuring explains the sharp cost escalation: before the April 2026 cabinet meeting, Metro Line 5 was budgeted at roughly ₹8,416 crore for a 24.9 km stretch. The new scope more than doubles the outlay while nearly 10 km of additional track and four extra stations are added to the network.

What makes this news relevant to homebuyers eyeing Badlapur is the momentum building beyond Ulhasnagar. Further demands are pushing the line beyond Ulhasnagar to the upcoming Chikhloli Railway Station in Ambernath and directly into Badlapur, while a separate spur, Line 5C, is also heavily proposed to connect Durgadi directly to the fast-growing hub of Titwala. To fit the metro into these dense, older townships without mass demolition, planners are getting creative. The MMRDA is actively designing 'Multi-level Integrated Transport Corridors' that stack a local road at ground level, a vehicular flyover above it, and the elevated metro viaduct on top.

The human impact of this corridor is significant in scale. The project is expected to benefit about 6.9 million people across Thane, Bhiwandi, Kalyan, and Ulhasnagar. For daily commuters currently dependent on congested roads and overcrowded suburban trains, that translates into real time saved every single day.

On timelines, the nearest-term milestone is already close. Phase 1, covering Kapurbawdi to Dhamankar Naka across 7 stations, is reportedly 95% complete and targeted to open in December 2026. The Bhiwandi stretch, which was originally a shorter tunnel, has also been revised: initially planned as a 3 km tunnel, recent state assembly updates confirmed the underground section in Bhiwandi has been extended to 5 km to avoid large-scale overground rehabilitation.

History offers a useful lens on what this means for property values along the route. Ask anyone who bought a flat near Thane's Ghodbunder Road a decade ago what happened to its value once the road widened and Metro Line 4 got sanctioned, and prices moved well before the trains did. Industry trackers believe Kalyan is now at a similar inflection point, with better connectivity historically increasing demand and supporting long-term property appreciation across the Mumbai Metropolitan Region, with Kalyan now entering a similar phase. As the corridor pushes further toward Ulhasnagar and Badlapur, that appreciation curve is expected to extend along with it.

For buyers, this is also a corridor where affordability still meets connectivity. Line 5 pushes rapid transit deep into the Thane-Bhiwandi-Kalyan belt, one of the region's largest affordable and mid-budget housing markets, where Kalyan and Bhiwandi offer some of the most accessible ticket sizes in the MMR, and a metro link to Thane materially improves liveability and rental demand. Birla Estates already has an established footprint in this belt through Birla Vanya in Kalyan West, a 20+ acre gated community on Murbad Road that sits within the eventual catchment of the Line 5A extension, giving existing and prospective residents a direct stake in the upside this connectivity is expected to bring.

While land acquisition, tunnel engineering, and multi-level corridor design will keep this project in the news through 2026 and beyond, the direction of travel is clear: Thane, Bhiwandi, Kalyan, Ulhasnagar, and eventually Badlapur are being stitched into one continuous, metro-linked residential corridor.
