Thane's Rs 12,200 Crore Ring Metro: A Game-Changer by 2029

Thane is about to get one of India's most unusual metro networks — a closed-loop ring line that circles the entire city instead of running point to point. The Union Cabinet, chaired by Prime Minister Narendra Modi, cleared the Thane Integral Ring Metro Rail Project in August 2024, and the Maharashtra state government followed with its approval on 30 September 2024. Prime Minister Modi laid the foundation stone for the project on 5 October 2024, formally kicking off what is described as India's first intra-city ring metro.

The numbers behind the project are significant. The corridor will stretch 29 km, comprising 26 km of elevated track and roughly 3 km underground, threading through 22 stations across the city. Of these, 20 stations will be elevated and 2 — Thane Junction and New Thane — will be underground. The total project cost is pegged at Rs 12,200.10 crore, to be funded through equal equity contributions from the central and state governments, along with part-funding from bilateral agencies and innovative financing tools such as station-naming rights and value capture financing.

Geographically, the ring is boxed in by natural landmarks — the Ulhas River on one side and the Sanjay Gandhi National Park on the other — running along the western periphery of Thane. The alignment threads through some of the city's busiest neighbourhoods, including Wagle Estate, Manpada, Kolshet, Balkum, Waghbil, Rabodi, and the Thane Railway Station area. Because the line forms a closed loop rather than a straight corridor, commuters will be able to board at virtually any station and travel in either direction to reach the rest of the city.

Maharashtra Metro Rail Corporation Limited (MahaMetro), marking its first greenfield project in the Mumbai Metropolitan Region, is executing the ring metro. As of 2026, the project is in its detailed design and early works phase — geotechnical investigations, station design proposals, and construction tenders are progressing, with the first batch of detailed designs prepared for six stations including Waterfront (Hiranandani Estate), Waghbil, Vijay Nagari, Dongripada, and Manpada. Design consultancy bids for the remaining stations were floated after the initial round.

Connectivity is central to the project's purpose. The ring metro is designed to interchange with Mumbai Metro's Line 4 (Wadala–Kasarvadavali, Green Line) and Line 5 (Thane–Bhiwandi–Kalyan, Orange Line), as well as the Central Railway's Thane Junction station — effectively knitting Thane into the wider MMR transit grid. Ridership projections from MahaMetro estimate 6.47 lakh daily commuters by 2029, rising to 7.61 lakh by 2035 and 8.72 lakh by 2045.

For homebuyers and investors, the implications are considerable. Industry commentary points to localities along the alignment — Wagle Estate, Kolshet, Balkum, LBS Road, and Rabodi among them — as likely beneficiaries of improved accessibility, shorter commutes to employment hubs in Thane and Mumbai, and consequent upward pressure on property values. The metro is also expected to catalyse transit-oriented development, encouraging denser, more affordable and mid-segment housing near stations, alongside new retail and commercial activity drawn by increased footfall.

As is typical with large-scale metro rail projects, some slippage in the 2029 target is possible given the scale of land acquisition, tendering, and construction still ahead. Even so, for anyone evaluating a home in Thane today, the ring metro is a strong forward-looking signal: a city that has long depended on congested roads and an overburdened suburban rail network is finally getting a dedicated, high-capacity transit spine of its own.
