Enquire NowMMRDA is fast-tracking the opening of Metro Line 5, with Phase 1 targeted for December 2026, covering 12.2 km from Kapurbawdi to Dhamankar Naka with 7 stations and 97% civil work completed. This represents a major milestone for the Mumbai Metropolitan Region's transit infrastructure.
The Central Government approved the revised Metro Line 5 and 5A on August 29, 2026, creating a comprehensive Thane–Bhiwandi–Kalyan–Ulhasnagar connection. The expanded network now extends to around 34 km of connectivity. The combined Line 5 and Line 5A project is estimated to cost ₹18,130.55 crore.
The project's evolution reflects real-world challenges overcome. The project faced several challenges, including land acquisition, rehabilitation and resettlement issues, as well as conflicts between the proposed metro alignment and existing road infrastructure such as the Bhiwandi Bypass Flyover, which made construction difficult and contributed to delays. The revised plan includes a short underground section in Bhiwandi to avoid the flyover conflict, while the extension towards Ulhasnagar will expand the metro's reach across the region.
For commuters and homebuyers, the impact will be tangible. The metro impact on property values comes down to Bhiwandi, which is one of the largest logistics and warehousing hubs near Mumbai, with thousands of people working there. When Line 5 opens, these workers will have a reliable, affordable way to commute, pushing demand for housing along the corridor up significantly. According to 99acres, the average property price in Kalyan is around ₹10,450 per sq ft, with 4.5% appreciation over the past year and 14.2% over the past five years.
The Thane–Bhiwandi section is targeted to open around December 2026, while the extended network towards Kalyan and Ulhasnagar is targeted for 2030–31. Mumbai Metro Line 5 will provide interconnectivity with the ongoing Metro Line 4, proposed Metro line 12 (Kalyan–Taloja), as well as with the existing Central Railway network. Historically, metro-connected markets across Mumbai have seen meaningful appreciation. Areas near metro lines have seen values jump 15-25 percent within three years of operations starting, and prices could look quite reasonable a few years down the road.
