How the Rithala-Narela-Kundli Corridor Is Set to Transform North Delhi Real Estate

The Union Cabinet has approved the Rithala-Narela-Nathupur (Kundli) corridor of Delhi Metro's Phase-IV project, consisting of 26.463 km, marking a watershed moment for North Delhi's residential and commercial landscape.

This line extends the presently operational Shaheed Sthal (New Bus Adda)–Rithala (Red Line) corridor and will boost connectivity in the northwestern parts of the national capital in areas such as Narela, Bawana, and parts of Rohini. The corridor will feature 21 elevated stations, including seven dedicated to Rohini sectors (25, 26, 31, 32, 35, 36, and 34), along with stations in Bawana Industrial Area, Bhorgarh village, and the Narela sub-city.

The project is scheduled for completion in 4 years from the date of sanction, with a completion cost of ₹6,230 crore, to be implemented by Delhi Metro Rail Corporation Limited (DMRC). This investment underscores the government's commitment to unlocking North Delhi's growth potential.

Why This Matters for Homebuyers and Investors

The upcoming metro corridor will improve connectivity, reduce travel times, boost economic activity, and significantly impact property values across Rohini, Bawana, and Narela. At present, residents of Narela and Bawana face difficulties in accessing public transport options; the new metro line promises to address these challenges and alleviate road congestion while reducing pollution caused by motor vehicles.

Metro network expansion in NCR's suburban sectors is reducing commute friction—a proven driver of 15–20% price appreciation in corridors within 500 metres of new station openings globally. Rohini, especially sectors near the Rithala and Rohini West metro stations, has witnessed steady appreciation, and the new corridor is expected to accelerate this trend across outer Rohini sectors.

Current Market Position

Narela and Burari offer an affordable entry point at ₹7,500–₹9,000/sq. ft. with improving metro connectivity, while the average property price in Sector 25 Rohini is around ₹11,000 per sq. ft., with Rithala Metro Station (Red Line) as the nearest metro station. The gap between current valuations and post-metro completion levels suggests meaningful appreciation potential.

Ground-Level Progress

DMRC has initiated civil work tenders covering the design and construction of an elevated viaduct and double-deck structure between UER-II and Bawana Industrial Area Sector-1,2 Station, along with 10 metro stations. Land-related approvals have been completed, including clearances required for viaduct construction near Rithala and Rohini, removing one of the major obstacles that previously delayed the project.

These developing areas—Rohini, Bawana, Narela—are experiencing large-scale housing projects, including thousands of new flats in Narela, along with plans for universities and educational centres; the metro link will make these areas more attractive for residents, students, and businesses.

The Broader Vision

Under Delhi Metro Phase V(B), over 97 kilometres of new Metro lines and 65 stations will be added across seven corridors, estimated at ₹48,204 crore, designed to fix Delhi's biggest problem—uneven connectivity. The Rithala-Kundli corridor is the immediate catalyst; the longer-term vision positions North Delhi as a fully integrated employment and residential zone.

FAQs

When will the Rithala-Kundli metro corridor be completed?
The corridor is scheduled to be completed in 4 years from the date of its sanction. Cabinet approval was granted in December 2024, so completion is targeted for late 2028.
Which areas will get direct metro connectivity?
The line will boost connectivity in the northwestern parts of Delhi in areas such as Narela, Bawana, and parts of Rohini. Seven Rohini sectors (25, 26, 31, 32, 34, 35, 36) will have dedicated stations, plus Narela and Bawana industrial areas.
How many stations will the corridor have?
The stations include Rithala, multiple Rohini sectors, Barwala, Bawana Industrial Area (2 stations), Sanoth, Narela (multiple stations), and Kundli, totaling 21 elevated stations.
What is the total project cost?
The completion cost of the project is ₹6,230 crore, with the Delhi portion estimated at ₹5,685.22 crore and the Haryana portion at ₹545.77 crore.
Will this be an extension of an existing metro line?
This line will be an extension of the presently operational Shaheed Sthal (New Bus Adda)–Rithala (Red Line) corridor, making it part of the Red Line network.
How much property appreciation can we expect near metro stations?
Metro network expansion is a proven driver of 15–20% price appreciation in corridors within 500 metres of new station openings globally. Historical patterns in Delhi suggest properties within walking distance of stations typically see faster appreciation.
Is this the only metro expansion planned for North Delhi?
Under Phase V(B), over 97 kilometres of new Metro lines and 65 stations will be added across seven corridors, with dedicated plans for strengthening connectivity in Rohini and extending reach to Narela, Najafgarh, and Mithapur.
What are current property prices in Rohini and Narela?
Narela offers an affordable entry point at ₹7,500–₹9,000/sq. ft., while the average property price in Sector 25 Rohini is around ₹11,000 per sq. ft. Prices vary significantly by sector maturity and current metro proximity.
Why did it take so long to approve this corridor?
Land issues were a major blocking point. Under the new decision, the Delhi Jal Board will lease a small portion of land at the Rithala sewage treatment plant to DMRC for 99 years, with additional land provided temporarily for 4 years to support construction work.
Will this extend into Haryana?
Upon completion, the Rithala-Narela-Nathupur corridor will link Shaheed Sthal in Ghaziabad, Uttar Pradesh, with Nathupur in Haryana, providing seamless connectivity across the National Capital Region (NCR), making it Delhi's fourth metro extension into Haryana.
