Birla Estates partners Sikka Group to revive a ₹1,600 crore Sector 10 housing project.

Birla Estates, a wholly owned subsidiary of Aditya Birla Real Estate Limited, said it has tied up with NCR-based developer Sikka Group to develop a housing project worth Rs 1,600 crore in Greater Noida. The move marks a strategic first step for the Birla Group's real estate arm into one of Delhi-NCR's most closely watched micro-markets.
The project will rise on a 5-acre parcel in Sector 10, Greater Noida. The project will be a group housing scheme developed on a 5-acre land parcel owned by the Sikka Group in Sector 10, Greater Noida, and Birla Estates will invest approximately ₹500 crore as a co-developer. The Greater Noida Industrial Development Authority (GNIDA) has granted approval for this project under its co-developers' policy.
The collaboration rides on GNIDA's legacy real estate revival framework, designed specifically to pull stalled projects out of limbo. Under the new revival framework, developers benefit from interest waivers and staggered payments, provided financially sound partners step in to complete construction and clear dues. This structured approach gives distressed land parcels a credible path to completion instead of remaining stuck in litigation or funding gaps.
Sikka Group's managing director welcomed the tie-up as validation of the region's long-term prospects. "Greater Noida remains a market with long-term residential potential. Birla Estates brings credibility, financial depth and execution capability. With them on board, we are confident of moving this project forward in line with the timelines and standards expected by both homebuyers and the Authority," said Harvinder Singh Sikka, managing director of Sikka Group.
This isn't an isolated case for Sikka Group either — the developer has recently been working through GNIDA's revival mechanisms on multiple fronts. Sikka Group had received an in-principle approval from the Noida Authority for restoration of benefits under the stalled project policy for its project in Sector 143B, Sikka Karnam Greens, after the Authority had earlier revoked benefits and issued a recovery certificate to recover dues worth around Rs 252 crore. It shows how developer-authority cooperation is picking up pace across NCR's legacy project backlog.
For Birla Estates, the deal fits a broader growth pattern of partnering with land-owning developers rather than acquiring land outright. For Sikka Group, the tie-up adds execution strength and financial stability, while for Birla Estates, it continues a strategic approach of partnering with land-owning developers in markets where regulatory support is enabling revival. The company has followed a similar co-development or acquisition playbook recently in Pune, Gurugram, and Mumbai, signalling an aggressive, multi-city expansion strategy.
Buyers should note that the project is still at an early stage. The project will be developed as a group housing scheme, with details pertaining to apartment configuration, pricing, and launch timelines to be announced closer to the market rollout. The tie-up also reflects how institutional support is reshaping the region's stalled-project landscape. The partnership comes amid a wider trend of co-development arrangements in Greater Noida, with many of them being supported by institutional funding mechanisms such as the SWAMIH Fund, now seen as an important enabler to resolve legacy real estate challenges across the NCR.
For homebuyers eyeing Greater Noida, this development signals renewed momentum in a corridor long associated with project delays. A Tier-1 brand stepping in as co-developer, backed by a formal GNIDA-approved revival policy, adds a layer of credibility and regulatory oversight that should be reassuring for anyone considering booking a home in Sector 10 once the project is formally relaunched.
