Birla Estates, the real estate arm of the Aditya Birla Group, has moved decisively into Pune's residential market over the past two years, following its established playbook in Mumbai, Bengaluru, and Gurugram. The company's push into Pune began with a land acquisition and has since translated into an active launch, signalling that the city is now a core part of its growth strategy rather than a side bet.

The flagship move came in March 2025, when Birla Estates Private Limited launched Birla Punya, its first residential project in the city. In an exchange filing, the company said Birla Estates Pvt. Ltd. had launched its first project in Pune, Birla Punya, with an estimated revenue potential of Rs 2,700 crore. Located in Sangamwadi in Central Pune, the project marks the company's first foray into the city's residential real estate sector. Spread across 5.76 acres, Birla Punya will offer 1.6 million sq. ft. of saleable area, featuring 1,000 exclusive flats across four towers. The first phase alone consists of two towers and 500 units, with residences ranging from 1 BHK to 4 BHK.

Location was clearly central to the pitch. Birla Punya enjoys connectivity to key Pune hubs, including Shivaji Nagar, Koregaon Park, and Pune International Airport, with direct access to the Mula-Mutha Riverfront and proximity to metro stations. The project's riverside address, close to the Mangalwar Peth Metro Station and roughly 1.8 km from Pune Railway Station, is designed to appeal to buyers who want a Central Pune address without giving up on green, open surroundings — the development includes retail villages, an alfresco riverside promenade, and over 50 lifestyle amenities.

Before the Punya launch, Birla Estates had already laid the groundwork for a second, larger project in East Pune. In June 2024, the company announced it had acquired a 16.5-acre land parcel in Pune to develop a housing project with an estimated revenue potential of Rs 2,500 crore, marking its expansion into the Manjri micro-market. The land parcel offers a development potential of approximately 32 lakh square feet, and forms part of an integrated township that will offer a mix of residential unit configurations. That project has since been branded Birla Evam, planned across 16.5 acres with 12 towers and over 8 acres reserved for landscaped open spaces in the Manjri–Hadapsar corridor.

Commenting on the Manjri acquisition, K T Jithendran, MD & CEO of Birla Estates, said Pune is a strategic market for the company and that the deal is a step towards its ambitious growth plans, adding that the Pune-Sholapur corridor is transforming at a rapid pace. He further noted the intent to enhance living standards in Manjri by delivering meticulously designed homes that integrate contemporary architecture with thoughtfully chosen amenities.

The Pune push is part of a broader national growth phase for the group. Birla Estates' premium Gurugram project, Birla Pravaah, sold out within 24 hours of launch, generating over Rs 1,800 crore in sales across 492 units, underlining continued demand for the developer's premium residential offerings across markets. That kind of absorption speed is likely to shape expectations for how Birla Punya and Birla Evam are received once fully launched in Pune.

For homebuyers, the arrival of a large, listed developer with a Central Pune riverfront project and an East Pune township gives the market two very different entry points — a compact, high-connectivity address in Sangamwadi versus a larger, greener township format in Manjri. Buyers evaluating either project should track RERA registration status, phase-wise possession timelines, and final pricing as both developments move from launch to construction.
