Birla Estates Announces First Navi Mumbai Redevelopment in Vashi

Birla Estates Private Limited, a wholly owned subsidiary of Aditya Birla Real Estate, has announced its entry into the Navi Mumbai market with the redevelopment of Shiv Sai Co-operative Housing Society in Vashi, undertaken jointly with an affiliate of Priyanka Group, a reputed developer in Navi Mumbai. This marks the company's first foray into the Navi Mumbai micro-market and comes soon after its earlier redevelopment move in Khar West, Mumbai, announced in March 2026.

The project spans a land parcel of 3.06 acres, approximately 12,382 square metres, and will comprise premium and luxury residences. According to the company's regulatory filing, the redevelopment carries an estimated revenue potential of around ₹2,600 crore. The residences are planned to offer views of the sea, gardens and surrounding mangroves, positioning the project among Vashi's more distinctive addresses.

Location and connectivity are central to the project's appeal. The site is strategically positioned in a prime Vashi neighbourhood, with direct connectivity to the Sion-Panvel Highway and proximity to Vashi railway station. Future connectivity is also expected to improve with the proposed Gold Line metro, which is planned to link Chhatrapati Shivaji Maharaj International Airport and Navi Mumbai International Airport through Vashi.

Commenting on the announcement, Ananya Birla, Director at The Aditya Birla Group, said the company's entry into Navi Mumbai reflects a strategy of identifying markets with long-term potential and building with discipline, scale and a sense of responsibility, adding that the Vashi project is an important step in strengthening the company's presence across the Mumbai Metropolitan Region. KT Jithendran, MD & CEO of Birla Estates, described Vashi as a strategic entry point into Navi Mumbai's redevelopment landscape, noting that the approach to the Shiv Sai Co-operative Housing Society project has focused on transparency and trust with residents.

Industry observers point out that redevelopment activity in Vashi has gained momentum in recent years because large freehold land parcels are becoming increasingly difficult to find, while many housing societies are ageing and residents are showing a growing preference for well-known developers with stronger execution capabilities. Navi Mumbai has been attracting growing interest from national developers as infrastructure upgrades, including the phased operationalisation of Navi Mumbai International Airport, continue to strengthen the region's long-term growth outlook.

The Vashi announcement builds on a broader pattern for Birla Estates, which has been expanding through a mix of redevelopment projects, joint ventures, and strategic land opportunities across its core markets, including Pune and the National Capital Region beyond MMR. For FY2025-26, the company reported a booking value of ₹8,136 crore, with NCR contributing the highest share, followed by Bengaluru and Mumbai, and launched eight projects during the year across four regions.

While the Vashi project adds to Birla Estates' growing redevelopment pipeline in MMR, the company has not yet disclosed apartment configurations, pricing, or launch timelines for the Shiv Sai Co-operative Housing Society redevelopment.
