Telangana Government Lifts Land Guidance Values Across State

The Telangana government has rolled out revised property registration values across the entire state, effective from June 5, 2026. This comprehensive update covers agricultural lands, residential plots, apartments, commercial properties and open lands in urban, semi-urban and rural areas throughout Telangana.

The revision follows a State Cabinet decision to rationalise property values in areas where government-fixed rates significantly differed from prevailing market prices. Key Rate Changes in Premium Localities

In Raidurgam, the residential land rate has been raised from Rs 26,700 to Rs 48,300 per square yard, while commercial property values have increased from Rs 44,900 to Rs 78,600. In Kokapet, where HMDA auction prices have previously crossed the ₹200 crore/acre mark, the market value has been hiked from ₹23,800 to ₹47,600 per sq yard. This reflects a doubling of the official valuation to curb the practice of under-reporting sale prices.

Why Guidance Values Matter

Guidance value (also called market value or circle rate) is the minimum value the government sets for a property for registration. Stamp duty and registration charges are calculated on whichever is higher, the guidance value or your actual transaction price, so a revision directly affects your registration cost and your capital gains math. In a bold move to stabilize speculation, the government applied a 100% revision to areas where recent Hyderabad Metropolitan Development Authority (HMDA) auction prices exceeded the ₹200 crore per acre mark.

Market Implications

Across the 32 districts covered by the agricultural map dataset, the FY 2026-27 median village-level increase is about 75 percent, and roughly 28 percent of mapped villages (around 2,805 of 9,993) saw their value at least double. The updated values have been introduced to accurately reflect prevailing market rates, rapid urbanisation, infrastructure expansion and increasing demand for real estate across the state.

The revision is projected to yield a 40% increase in state revenue while mandating that no property can be registered below these scientific benchmarks. For Hyderabad's premium corridors like Kokapet and Raidurgam, the revision signals sustained demand and infrastructure momentum underpinned by IT sector clustering and metro expansion projects.
