Pune Metro Phase 2 Expansion: Routes, Timeline and Property Market Impact

Pune's metro network is entering its biggest growth phase yet. The Union Cabinet, chaired by Prime Minister Narendra Modi, has given its nod to the expansion of the Pune Metro Rail Project under Phase 2, approving the construction of Line 4 and an associated Spur Line 4A. The approved Line 4 spans 25.52 km connecting Kharadi to Khadakwasla via Hadapsar and Swargate through 22 elevated stations, while Spur Line 4A will cover an additional 6.12 kilometres between Nal Stop and Warje-Manik Baug, featuring six elevated stations, and collectively the two corridors will extend 31.64 kilometres and comprise 28 stations.

This follows on the heels of an earlier Phase 2 approval. The Union Cabinet had earlier approved Pune Metro Rail Project Phase-2: Vanaz to Chandani Chowk (Corridor 2A) and Ramwadi to Wagholi/Vitthalwadi (Corridor 2B), spanning 12.75 km and 13 stations, connecting fast-developing suburbs such as Chandani Chowk, Bavdhan, Kothrud, Kharadi, and Wagholi. That project is scheduled for completion within four years, at an estimated cost of Rs 3,626.24 crore, shared equally by the Government of India, Government of Maharashtra, and external funding agencies.

The newer Line 4/4A package carries a bigger price tag and longer runway. The project will be completed within five years at an estimated cost of Rs 9,857.85 crore, jointly funded by the Government of India, Government of Maharashtra, and external bilateral/multilateral funding agencies. Crucially, these new corridors won't operate in isolation. These lines will seamlessly integrate with operational and sanctioned corridors at Kharadi Bypass & Nal Stop (Line 2) and Swargate (Line 1), and will also provide an interchange at Hadapsar Railway Station, connecting with future corridors towards Loni Kalbhor and Saswad Road.

The state government's ambitions go further still. Maharashtra Chief Minister Devendra Fadnavis has said that a 200-kilometre metro network will be developed in Pune in the coming years, considering the city's rapid growth, with instructions given to Maha Metro to prepare a comprehensive project plan for the expansion. Ridership numbers already point to strong public adoption: the Pune Metro is receiving an encouraging response from citizens, with around 2.5 lakh passengers travelling daily, and during the Ganeshotsav period, the number reached nearly 5.75 lakh.

For homebuyers, the real story is what this means for property values along the new corridors. Industry data from comparable Indian metro rollouts sets useful benchmarks: properties within a 500-meter radius of stations typically see a 25–40% price surge compared to non-metro areas, with annual appreciation of 10–25%. Pune-specific analysis echoes the trend — a 2 BHK flat in Pimpri near a metro station priced at ₹65 lakh in 2020 was selling for ₹80-85 lakh once metro connectivity arrived, a roughly 30% price rise.

East Pune stands to be a direct beneficiary of the Line 4 corridor, since it runs straight through Hadapsar en route to Kharadi and Swargate. Hadapsar, Keshav Nagar, and Manjari Budruk are already classified as mid-segment localities in East Pune, alongside premium hubs like Kharadi, Koregaon Park, and Magarpatta. This is precisely the corridor where Birla Estates has anchored its East Pune footprint with Birla Evam in Manjri-Hadapsar Annexe, while its Sangamwadi project, Birla Punya, sits near the Swargate-District Court stretch that Line 4 will also touch.

For buyers weighing options along these emerging corridors, the broader lesson from other Indian metro cities holds true: early movers who buy before a line goes fully operational tend to capture the steepest part of the appreciation curve. With construction on Phase 2 not expected to begin before 2026 and completion pegged several years out, there's a genuine window for homebuyers to evaluate RERA-registered projects near the upcoming Hadapsar, Swargate, and Kharadi stretches before pricing catches up with the connectivity story.

FAQs

What is Pune Metro Phase 2?
Pune Metro Phase 2 is a Union Cabinet-approved expansion of the existing metro network, adding new corridors including Line 4 (Kharadi-Hadapsar-Swargate-Khadakwasla) and connecting extensions from Vanaz to Chandani Chowk and Ramwadi to Wagholi.
How long is the new Line 4 corridor?
Line 4 spans 25.52 km from Kharadi to Khadakwasla via Hadapsar and Swargate, covering 22 elevated stations, plus a 6.12 km Spur Line 4A between Nal Stop and Warje-Manik Baug with six more stations.
When will Pune Metro Phase 2 be completed?
The Line 4 and 4A package is expected to be completed within five years of construction start, while the earlier-approved Vanaz-Chandani Chowk and Ramwadi-Wagholi extensions are slated for completion within four years. Construction on the broader Phase 2 is expected to start no sooner than 2026.
How much will Pune Metro Phase 2 cost?
The Line 4/4A package is estimated at Rs 9,857.85 crore, while the earlier Vanaz-Chandani Chowk and Ramwadi-Wagholi corridors carry a cost of Rs 3,626.24 crore. Both are jointly funded by the central government, Maharashtra government, and external funding agencies.
Which areas will benefit most from Pune Metro Phase 2?
Hadapsar, Swargate, Kharadi, Kothrud, Bavdhan, Chandani Chowk, and Wagholi are among the key growth corridors that will gain direct metro access, alongside interchange benefits at District Court and Hadapsar Railway Station.
Does metro connectivity actually increase property prices in Pune?
Yes. Properties near operational metro stations in Indian cities have historically seen 20-40% appreciation over a few years, and Pune's own experience with Phase 1 corridors shows similar upward trends near stations.
Is it a good time to buy property near the new Pune Metro corridors?
Buyers who purchase before a metro line becomes fully operational typically capture stronger appreciation than those buying after launch, based on trends observed in Mumbai, Bengaluru, and Pune's earlier metro phases.
Are Birla Estates projects located near the new metro lines?
Birla Evam in Manjri-Hadapsar Annexe sits close to the Line 4 corridor passing through Hadapsar, and Birla Punya in Sangamwadi is near the Swargate stretch that also connects into the expanded network.
Who is funding the Pune Metro Phase 2 project?
Funding is shared between the Government of India, the Maharashtra state government, and various bilateral and multilateral financial institutions.
What is MahaMetro's role in Phase 2?
MahaMetro is the implementing agency finalising routes, tenders, and construction schedules for Phase 2, and has also been tasked with preparing a broader plan for a 200-km metro network across Pune.
