Hebbal-Sarjapur Red Line set to reshape Kodathi's commute, growth and real estate value.

The Red Line, also called the Hebbal-Sarjapura Line, is a proposed metro rail line that will become part of Namma Metro's network in Bangalore. The line extends 36.59 km from Sarjapur to Hebbal, with a 14.45 km tunnel and a 22.14 km elevated stretch.
The project cleared a major hurdle when the Karnataka Cabinet approved Phase 3A of this metro line, linking Sarjapur in southeastern Bengaluru with Hebbal in the north, on December 6, 2024. Approval from the Union Cabinet is still awaited, since the Centre holds a 50% equity stake in Namma Metro. Once cleared, Phase 3A is planned to become operational around December 2030. Costs have moved in step with the project's scale: the cost has risen from an initial INR 16,500 crore to INR 27,000 crore following a detailed project report assessment.
For Kodathi specifically, the alignment is a game-changer. The elevated route will extend from Sarjapur to Koramangala 3rd Block with 15 stations, while the underground section connects 3rd Block to Veterinary College with 11 more. Stations directly serving the locality include Kodathi Gate and Muthanallur Cross, both part of the new route's stations at Sarjapur, Kada Agrahara Road, Somapura, Dommasandra, Muthanallur Cross, Ambedkar Nagar, Kodathi Gate, Carmelram, Doddakannalli, Kaikondarahalli, Bellandur Gate, Ibbluru, Agara and beyond, all the way to Hebbal. Commuters will also benefit from multiple interchanges: passenger interchange facilities are planned at Hebbala (Orange and Blue Lines), Krishna Rajendra Circle (Purple Line), Dairy Circle (Pink Line), Agara (Blue Line) and Ibbaluru (Blue Line).
Ground activity is already visible along the corridor. Teams have been conducting geotechnical soil surveys along Sarjapur Road since early 2026, marking the first real, visible activity connected to the 37-km Red Line. Locally, work on the ground has moved too — construction officially began in October 2025 on the Sarjapur-Hebbal corridor, which is expected to transform north-south connectivity for professionals living around Kodathi.
The metro's impact is already showing up in pricing data. Sarjapur Road properties have appreciated 63% between 2021 and end-2024, outperforming Bangalore's average residential appreciation of 40% in the same period, a compound annual growth of roughly 18-20%. More recent data shows the corridor holding firm: Sarjapur Road residential flat prices range from ₹11,200 to ₹12,500 per sq ft as of early 2026, with emerging areas like Kodathi offering entry points around ₹10,500 per sq ft. Some analysts peg Kodathi's premium micro-pockets even higher, with the corridor-wide multistorey apartment average around ₹11,350/sq.ft., running from ₹6,500/sq.ft. at the outer end to ₹16,500/sq.ft. in the boutique luxury Kodathi-Sarjapur belt.
Looking ahead, most market watchers agree the Red Line will be a long-term value driver rather than an overnight one. Phase 3A is a critical corridor from north to south-east Bengaluru between Hebbal and Sarjapur that will not only alleviate traffic congestion but also reshape the city's real estate patterns, especially in its growing peripheral suburbs. Once trains are running, the effect near stations tends to be sharper: property near stations within 500-800 meters may see a 15-25% rise in prices once the metro becomes operational, going up to 40% over 3-5 years. Forward-looking projections stay optimistic too, with industry analysts projecting 12 to 14 percent annual appreciation for quality residential projects on Sarjapur Road through 2030.
For homebuyers evaluating Kodathi today, the calculus is straightforward: the locality sits at the intersection of an approved metro corridor, the Outer Ring Road, and the upcoming Peripheral Ring Road, giving it a rare multi-layered connectivity advantage in East Bangalore. The Peripheral Ring Road, a 73 km 12-lane expressway improving access to NH-44 and Hosur Road, further eases travel across East and North Bangalore alongside easy access to major IT hubs including Whitefield, Electronic City, ORR and Marathahalli.
