Birla Estates Partners Sikka Group for Rs 1,600 Cr Sector 10 Project

Birla Estates has struck a co-development deal with Delhi-NCR developer Sikka Group to build a housing project in Sector 10, Greater Noida, marking the Aditya Birla Group's entry into the Noida–Greater Noida market. The announcement, made in early December, positions Birla Estates as a co-developer on a 5-acre parcel that has been part of a long-stalled residential scheme in the micro-market.

Under the terms disclosed by Sikka Group, Sikka Group has tied up with Birla Estates to develop a housing project worth Rs 1,600 crore in Greater Noida, on a 5-acre land parcel owned by the Delhi-NCR-based Sikka Group. Birla Estates will join the venture as co-developer and will invest around Rs 500 crore, with the project estimated to have a gross development value of nearly Rs 1,600 crore.

The project sits on the site originally allotted to Nobal Buildtech. The Sector 10 land parcel, measuring nearly 20,000 sq. m., was allotted to Nobal Buildtech in 2015, and despite a seven-year delivery target, the project never moved beyond planning. The deal now brings a financially stronger partner into the picture to unlock construction that had been frozen for years.

This revival has been made possible by a new policy framework from the local authority. Under the co-development policy, the new developer can take over stalled legacy projects and raise debt for financial closure of delayed projects based on its own net worth and credit rating. The partnership is facilitated by recent policy measures from the Greater Noida Authority, including the legacy real estate revival policy, which offers interest waivers and staggered payment options to developers, provided financially sound partners like Birla Estates step in to complete construction and clear outstanding dues.

Regulatory clearance for the arrangement has already progressed. The Greater Noida Industrial Development Authority (GNIDA) has issued in-principle approval to Birla Estates to take over one of Sector 10's dormant projects as a co-developer. As part of the process, Birla Estates and Nobal Buildtech jointly need to deposit 25% of the outstanding dues, approximately ₹19 crore, within one month. A revised project plan is also expected. Birla will submit a completely revised master plan, including new layouts, architecture, pricing strategy, amenities, and brand positioning, and after RERA re-registration and the revised plan, the project is expected to undergo a full soft-launch phase.

Sikka Group's managing director welcomed the tie-up in strong terms. "Greater Noida remains a market with long-term residential potential. Birla Estates brings credibility, financial depth, and execution capability. With them on board, we are confident of moving this project forward in line with the timelines and standards expected by both homebuyers and the Authority," said Harvinder Singh Sikka, Managing Director, Sikka Group.

For Birla Estates, the deal fits a broader pattern of growth through partnerships rather than land acquisition alone. For Birla Estates, this deal continues its approach of partnering with land-owning developers in markets where stalled developments are being revived through regulatory support. Industry watchers see this as part of a larger shift in the region. This partnership also reflects a broader trend of co-development arrangements in Greater Noida, many of which are supported by institutional funding mechanisms such as the SWAMIH Fund, now seen as a critical enabler in resolving legacy real estate challenges across NCR.

For homebuyers, the practical details are still being worked out. The project will be developed as a group housing scheme, with details on apartment configurations, pricing, and launch timelines to be announced closer to rollout. The Sector 10 location itself carries strong locational fundamentals. Sector 10 offers strategic connectivity, upcoming metro expansion, proximity to Techzone-4 and Noida Expressway, and is emerging as a high-demand micro-market in Greater Noida. Buyers who were part of the original stalled allotment are advised to stay alert for formal updates. Existing allottees should wait for official communication and revised RERA filings.
