Birla Estates enters Greater Noida with a Rs 1,600 crore co-developed housing project.

Birla Estates, a wholly owned subsidiary of Aditya Birla Real Estate Limited, on Wednesday said it has tied up with NCR-based developer Sikka Group to develop a housing project worth Rs 1,600 crore in Greater Noida.
The project will rise on land already owned by Sikka Group in one of Greater Noida's established residential pockets. The project will be a group housing scheme developed on a 5-acre land parcel owned by the Sikka Group in Sector 10, Greater Noida. As part of the deal, the project will come up on a 5-acre land parcel owned by the Sikka Group, with Birla Estates joining as co-developer and investing Rs 500 crore.
This tie-up is not an isolated event but part of a larger revival story playing out across Greater Noida. The partnership comes on the heels of recent policy measures by the Greater Noida Authority aimed at unlocking long-delayed housing projects. Under the new revival framework, developers benefit from interest waivers and staggered payments, provided financially sound partners step in to complete construction and clear dues. Under the co-development policy, the new developer can take over stalled legacy projects and raise debt for financial closure of delayed projects based on its own net worth and credit rating.
For Sikka Group, the deal follows a period of regulatory friction that the company appears to be resolving. Last month, Sikka Group had received an in-principle approval from the Noida Authority for restoration of benefits under the stalled project policy for its project in Sector 143B, Sikka Karnam Greens. The Authority had earlier revoked all benefits granted to Sikka Group under the stalled project policy and issued a recovery certificate to recover dues worth around Rs 252 crore. Bringing in a well-capitalised co-developer like Birla Estates is widely seen as a step toward restoring homebuyer and regulator confidence.
Speaking on the tie-up, Sikka Group's managing director framed it as a vote of confidence in the micro-market. "With them on board, we are confident of moving this project forward in line with the timelines and standards expected by both homebuyers and the Authority," said Harvinder Singh Sikka, managing director of Sikka Group. He added that "Greater Noida remains a market with long-term residential potential. Birla Estates brings credibility, financial depth, and execution capability."
For Birla Estates, the move fits a pattern the developer has followed in other cities. For Birla Estates, this deal continues its approach of partnering with land-owning developers in markets where stalled developments are being revived through regulatory support. A similar co-development structure was used earlier this year in Bengaluru, where its wholly owned subsidiary Birla Estates entered into a joint venture agreement with Mitsubishi Estate Co. for developing a residential housing development in Southeast Bengaluru, investing Rs 560 crore through a special purpose vehicle.
While the deal has been formalised, specifics that homebuyers care about most are still awaited. The project will be developed as group housing, and the firm is finalising the configuration, pricing and launch timelines. Industry watchers note that this partnership also reflects a broader trend of co-development arrangements in Greater Noida, many of which are supported by institutional funding mechanisms such as the SWAMIH Fund, now seen as a critical enabler in resolving legacy real estate challenges across NCR.
For prospective buyers tracking the Greater Noida market, this development signals renewed institutional interest in a corridor that has seen its share of delayed launches over the past decade. With a recognised national developer now backing execution and finances, the project is one to watch as more details on unit sizes, pricing, and possession timelines emerge in the coming months.
