Aditya Birla Group's realty arm bets big on Pune's fast-growing Manjri corridor.
Enquire NowBirla Estates Pvt Ltd, the real estate arm of the Aditya Birla Group, made headlines in June 2024 with a significant land acquisition in Pune's eastern suburbs. In a regulatory filing, the company confirmed it had acquired a 16.5-acre land parcel in Manjri with a development potential of approximately 32 lakh sq ft and an estimated revenue potential of Rs 2,500 crore. The deal was structured as part of an integrated township, signalling the company's intent to build a large-scale, mixed-format residential community rather than a standalone tower project.
Commenting on the acquisition at the time, K. T. Jithendran, MD & CEO of Birla Estates, said, "Pune is a strategic market for us and this acquisition is a step towards our ambitious growth plans." He further noted that as the Pune-Sholapur corridor undergoes rapid transformation, the company's focus is on elevating living standards in Manjri by creating homes that integrate contemporary architecture with carefully selected amenities.
Location was a key driver behind the deal. The land parcel sits in the rapidly emerging micro-market of Manjri, positioned directly on the Pune-Solapur Highway, offering seamless connectivity to established IT hubs including Kharadi, Magarpatta, and Phursungi, as well as the Hadapsar MIDC industrial belt. This connectivity advantage has made the Manjri-Hadapsar Annexe stretch one of East Pune's most closely watched residential corridors over the past two years.
The Manjri deal wasn't an isolated move. It followed Birla Estates' entry into Pune with a 5.8-acre land parcel in Sangamwadi, which materialised into the company's first Pune launch, Birla Punya, in March 2025. That project, spread over 5.76 acres with a revenue potential of around Rs 2,700 crore, offered 1,000 flats across four towers ranging from 1 BHK to 4 BHK. Together, the Sangamwadi and Manjri land banks gave Birla Estates a combined revenue pipeline of over Rs 5,000 crore in Pune alone within roughly a year.
The momentum showed up in the company's financials. Birla Estates clocked its highest-ever booking value of Rs 8,000 crore in FY25, up 100% compared with Rs 3,985 crore in FY24, a jump the company attributed to strong performances in Gurugram, Bengaluru, and its newly launched Pune projects. This kind of growth trajectory has reinforced confidence in the Manjri land bet as more than a speculative acquisition.
The Manjri land parcel has since moved from acquisition to active construction under the project name Birla Evam. Phase 1 is registered with MahaRERA under number PR1261012500295 and spans 12 towers of G+28 floors, offering 1, 2, and 3 BHK apartments. Entry prices for the project start in the range of Rs 55-57 lakh, with larger 3 BHK configurations priced upward of Rs 1.2 crore. While the developer's internal target for select towers is December 2028, the RERA-registered possession date for the phase is June 2031.
For homebuyers, the Manjri story is a useful case study in how a land acquisition announcement translates into an actual project on the ground. The area's growth is being driven by proximity to the Pune Ring Road and upcoming metro connectivity, including the proposed Pune Metro Phase 2 link between Hadapsar and Saswad Road, both of which are expected to support long-term price appreciation in the micro-market. Buyers evaluating Birla Evam or similar projects in the corridor should track RERA filings directly, since possession timelines and pricing can shift meaningfully between the initial land acquisition announcement and the eventual project launch.
