Hoskote, Bangalore

Hoskote sits along the historic Old Madras Road, a town whose Kannada name literally means "new fort," once a trading halt that has grown into a major residential and industrial hub. Hoskote is located 27 km east of central Bangalore and connects to KR Puram, Kolar, Devanahalli, and Whitefield. Major highways such as NH-75, NH-4, and NH-207 provide strong connectivity, making it one of the more accessible peripheral towns in the city.

The locality's real estate momentum is visible in its pricing curve. Property rates in Hoskote have shown a consistent upward trend, moving from ₹6,000 per sq ft in June 2025 to ₹7,250 per sq ft by March 2026. Over a longer horizon, flat rates in Hoskote changed by 48.2% in the last 3 years, 66.2% in the last 5 years and 92.2% in the last 10 years, reflecting steady, sustained appreciation rather than a short-term spike.

Infrastructure is the biggest driver of this growth. The Satellite Town Ring Road (STRR), a 280 km ring road under construction, and the Peripheral Ring Road (PRR), a 73 km 12-lane expressway, are enhancing connectivity to satellite towns, industrial hubs, and NH-44 and Hosur Road. A metro extension is also on the table: as of February 2026, the BMRCL is looking at a 16 km extension from KR Puram to Hoskote, though this KR Puram–Hoskote metro extension is not yet commissioned and remains at the proposal/DPR stage as of May 2026.

For buyers, the appeal is largely affordability paired with proximity to jobs. While residential prices in Whitefield have climbed to nearly Rs 13,800 per sq.ft., properties in Hoskote are still available in the range of Rs 7,100 to Rs 7,400 per sq.ft. Rental returns are modest for now, with yields also remaining relatively modest at around 3 percent, indicating that the locality is still evolving primarily as a long-term investment market rather than an immediate rental play.
